This Engineering Field Directive is issued to Sage Built Homes for the single family residence
identified as the Maple plan under construction on Parcel 2 at the Balfour Parcel 2 partition on
SW Frewing Street in Tigard, Oregon regarding the height of the garage piers.
The plans call for the shear walls on the sides of the garage doors to be a maximum height of 5'
by pouring taller concrete stem walls. The stem walls were not poured tall enough resulting in a
6' tall shear wall. The shear walls will need to be reinforced by adding 7/16" OSB sheathing on
the inside face attached with 8d nails spaced at 3" on center at panel edges and 12" field. The
HDU8 holdowns installed at each end have sufficient capacity and can remain.
