To Have and To Hold, the above described easement unto the said Tigard Fater District for right of way, access, installation, maintenance and operation of the public utilities therein. This easement shall be perpetual, except that at such tine as the easement area is irrevocably and unconditionally dedicated to the public for roadway and utility purposes, the easement granted hereby will be extinguished, except as to that portion between the subdivision lots shown on the attached plat map (Exhibit 1) at the point of beginning of the easement described herein (Exhibit 8).
