The following is a fire & life safety review in accordance with Uniform Building
Code, 1979 edition & Uniform Fire (T!c, 1979, as applicable.
1}lndividual living units shall be provided with a 1 hr. separation wall extending from
finish floor to underside of roof sheating or be provided with an alarm system conform-
ing to NFPA #72-A, 1975 edition as approved by TRFPD. . (Sec. 1216)
2)Clearance of 1" shall be maintained between brick and combustible material. See 71ble 37-

SITE PLAN AND DES'-GN REVIEW
The subject site is designated "Urban Medium Density" on the NPO #2 Pian and
the proposal is in accordance with the City of Tigard Comprehensive Plan.
The proposal reflects the City's Housing Policy in terms of providing reasonable
opportunity for an appropriate variety of housing type inorder to meet_ the
need`,, desires, and resources of all cate, ories of people.
Surrounding land uses include the Southern Pacific Railroad to the west
and exist'ng duplex use to the east.
A permanent driveway easement (thirty (30' ) feet) serving lots 5 and 6 has been
filed with the City by the applicant..
STAFF RECOMMENDATION:
Staff recommends approval of t�ze site and architectural plans subject to the
following conditions:
1. That the applicant provide a continuous five (5') foot landscaped strip in
addition to the wire fence, along the western perimeter of the site and
adjacent to the railroad. right-
.of-way-2. All off-street parking shall be eff.ectivel.y screened from the public r1g11L.-o1:
way.
3. Mail boxes serving the units shall be clustered along the cul-de-sac as
marked on the Site Plan tn encourage efficient mail delivery.

4. No Occupancy Permits shall be issued until all, conditions placed upon this
development by the City of Tigard have been satisfied and inspections
verifying this have been carried out by the appropriate department.
5. No changes will be made to approved plans or specification unless formal
application is made to the appropriate City department and ,_jes are
approved by that department. Application for changes will be made in
-x writing ane shall include applicable drawings.
6. Grading plans and construction plans on all public right-of-ways shall be
submitted and approved by thr Public Works Director prior to commencemei.w
of work.
7. Public water service and sanitary set-Ace shall be instailed to this site
prior to the issuance of a Building Permit.
3. All existing or proposed utilities shall be placed underground. Street
lighting installations shall be approved by the Public Works Director.
