Tax Map 1S1 35CD, Tax Lot 1200). DECISION: Notice is hereby given that the Planning Direr_tor for the City of Tigard has APPROVED the above described application subject to certain conditions. The findings and conclusions on which the Director based his decision are as noted below. A. FINDING OF FACT 1. Background Partitioning approval was recently granted to allow for the creation of three parcels of 1 ,430, 10,307 and 8,022 square feet on the south side of Scott Court (MLP 9-83). The application submitted contained information related to the partitioning and the site plan fcr the triplex on the western 10.307 square foot lot. 2. Vicinity Information Du?lex residences within the R-12 zone lie to the north and vscant land, also zoned R-12 is east and south of the subject property. The I-P (Industrial Park) zone and the Southern Pacific Railroad tracks are west of the parcel. 3. Site Information and Proposal Description The property is undeveloped and a triplex is proposed. 4. Agency and NPO Comments Agencies and NPU #2 were afforded an opportunity to review the proposed triplex during the partitioning review process. B. ANALYSIS AND CONCLUSION Due to an oversight on the part of the Planning Department, the applicant was not notified that a Site Development Review approval was necessary for the triplex. As noted above, rc •iewing agencies were made aware of the triplex and no objections were received. The structure design and location is consistent with the applicable standards of the R-12 zone. Section 18.100. 1.30 requires a 10-foot wide landscaped buffer, which includs screening along the western property iine. This buffer is intended to enhance the compatibility between the residences and the industrial activity to the west. NOTICE OF DECISION - SDR 9-84 - PAGE 1.
