I. FINDINGS OF FACT:
1. The applicant is requesting Preliminary Plat Approval in accordance with
Section 17.16.100.
2. Property is Zoned R-5PD and development: proposal has been reviewed by
the Planning Commission and City Council.
' II. CONCLUSIONARY FINDINGS:
1. Applicant has met the criteria established by the Code for this Subdivision.
I.Il. STAFF' RECOMMENDATION:
Staff recommends a!proval of this subdivision plat with the following conditions:
1. All conditions placed upon the applicant as outlined in Ordinance 80-79
for ZCPD 1-80, Copper Creek, shall. be met except as follows:
(Reference letter, Tigard to Tualatin Development Co. , Tnc.
dated September 24, 1980, attached)
Condition #3 states: "All. public streets shall have fifty (501)
feet right-of-way, thirty-four (34') feet of paving. Sidewalks will be
required on both sides of all streets except in cul-de-sac bulbs."
This condition was changed somewhere through the complex process. It is
the i ention of the City to require sidewalks in the cul--de-sac.
