Enclosed with this lett:r you will find a calculation sheet showing the
computation that has been performed to determine the amount of the
Traffic Impact Fee (TIF) to be paid for the project noted above. The amount
of the TIF is $23,375.00. The fee is a re-assessment of the previous
calculation reflecting 31 ,933 square feet of actual useable space.
You have three payment options available to you. The first is to pay the
TIF at the time you are issued a building permit. The second is to arrange
for payment over time by signing a promissory note (if you wish to exercise
this second option please contact me for additional details). The third
option is to defer payment until occupancy. Traffic impact fees are subject
to an annual increase of up to 6% if not paid or financed prior to July 1 st
of each year.
Please note that you may appeal the discretionary decisions made in
determining the appropriate category and the amount of the fee based on
that category. A notice of appeal must be received by the City Recorder
no later than 5:00 p.m. on (14 days) and must be accompanied by the
$625.00 appeal fee required by Washington County. Although filed with
the City Recorder, an appeal would be heard by the Washington County
Hearings Officer.

This .is a Fire and Life Safety Plan Review and is based on
the 1991 editions of the Uniform Fire Code (UFC) and those
sections of the Uniform Building Code (UBC) and Uniform `
Mechanical Code (UMC) specifically referencing the fire I
department, and other local ordinances and regulations. ! 1
Automatic sprinkler plans for the above captioned project
can be approved as submitted. Hydraulic calculations are
not approved. Note: Stamped conditionally approved plans i
can be picked up at City of Tigard Building Department.
This Plans Examiner would advise calling prior to making a
special trip to assure plans have been transferred.
Please review hydraulic calculations and advise on below

` ! conditions. This Plans Examiner noted that a wet pipe
sprinkler system is being installed into a warehouse
that is undetermined whether A will be heated or not.
Please advise owner/general contractor of the building
of the requirements of Standard 13 and take adequate
steps for protection of wet pipe automatic sprinkler
system protection.
4 . All components of this sprinkler system shall be
hydrostatically tested in accordance with Standard 13 .
A member of the City of Tigard Building Department
shall witness all said tests. Please provide 24 hour
notification prior to anticipated test time through
City of Tigard's inspection request system.
5. Contractor's Materials and Test Certificate shall be
completed at the end of all tests, appropriate
signatures gathered and a copy sent to this office for

CORRECTED TRAFFIC IMPACT FEE FOR THE SANDBURG BUILDING
Enclosed with this letter you will find a calculation sheet showing the computation that
has been performed to determine the amours of"he Traffic Impact Fee (TIF) to be paid
for the project rioted above. The amount of the TIF is $23,375.00.
You 'lave three payment options available to you. The first is to pay the TIF at the time
you are issued a building permit. The second is to arrange for payment over time by
signing a promissory note (if you wish to exercise this second option please contact me
for additional details). The third option is to defer payment until occupancy. Traffic
impact fees are subject to an annual increase of up to 6% if not paid or financed prior
to July 1st of each year.
Please note that you may appeal the discretionary decisions made in determining the
appropriate category and the amount of the fee based on that category. A notice of
appeal must be received by the City Recorder no later than 3:30 p.m. on September 9,
1994, and must be accompanied by the $625.00 appeal fee required by Washington
County. Although filed with the City Recorder, an appeal would be heard by the
Washington County Hearings Officer.

Attached are three (3) sets of revised plans in accordance with your request. Also, the following is a written
response to each of your comments (the numbers correspond with your letter of August 10, 1994):
Item I. Sheet CS has been revised,allowable area base on (4) partial yards, least being 43'were used.
Building is in compliance with allowable area.
Itan 2. Sewer fine within the building is 4" as previously shown and issued as part of the sitework �
permit.
Item 3'. The building will he heated to 54°for sprinkler protection and no insulation is required at this
time. In the future, as tenant spaces are added, insulation will be provided as required.
Item 4, Special inspection form attached.
Item S. The perimeter insulation noted has been deleted. No insulation is required at this time. We
have found from mechanical consultants that adequate thermal compliance can be obtained by �
other means when necessary.
Item to 3/A4 and 10/A4 revised and flagged.
Ilan 7. 5'-0" (one fid wall, one @ edge of opening to ladder).

Th,� plans for this project were reviewed for conformity with
applicable codes. Please submit the following items for completion
oc the plan review process at your earliest convenience :
1 . Sheet CS indicates separation on four, sides- 100%
increase. However, the separation per Section 506
specifies 60 foot yards minimum. Sheet SD1 shows the
north and west yards to be 43 feet and 57 feet
respectively. Please clarify this issue .
2 . Indicate the size of the sewer line within the building
for the future rest rooms .
3 . Submit the Oregon energy compliance forms for review. I�
Please specify the R-value for the roof insulation.
4 . At your convenience, please complete the attached special
inspection form and return to the Building Division.
5 . If the perimeter insulation is required per the energy

compliance forms, the insulation, shall extend downward
from the top of the slab for a minimum distance of 24
inches or downward to the botr.om of the slab, then
horizontally beneath the slab for a minimum total
distance of 24 inches (section 5303 (d) 4) .
6 . Provide framing/c_luardrail details for the deck in the
electrical room. 4/A3 and 5/A3 do not exist as indicated
on sheet Al . Are details 3/A4 and 10/A4 appropriate?
7 . What is the spacing for the 4 x 4 posts in detail 10/A4?
8 . Due to the lateral pressure design for guardrails in
Chapter 23 , is it not best to install the 2 x 4 rails as
indicated in detail 10/A4 on the deck side of the 4 x 4
posts?

Dear Dennis:
This is a Fire and Life Safety Plan Review and is based on
the 1991 editions of the Uniform Fire Code (UFC) and those
sections of the Uniform Building Code (UBC) and Uniform
Mechanical Code (UMC) specifically referencing the fire
department, and other local ordinances and regulations.
Site and utility plans, as submitted to The City of Tigard
Building Department on July 12, 1994, cannot be approved as r
submitted.
Access appears to be acceptable with the exception of the
east side where parked trucks will limit the drivable
surface to less than 2.0 feet. Alternate arrangements need
to be made to provide the full 20 feet of unobstructed j
driving surface along this side. j

Fire hydrants were not shown on plans. Fire hydrants shall
be located no more than 250 fP-,-t from all portions of a
building. Where the building is spr.inklered, and in the
'a opinion of the Chief adequate fire protection is being
provided, those distances may be extended up to 500 feet.
If_ this building is used for high piled stock,
consideration of no more than 300 feet of distance shall be
allowed. If ordinary hazard, 350 feet and light hazard
use, approximately 500 feet. Fire hydrants shall be

connection (FDC) . Locations of fire hydrants and FDC shall
be reviewed and approved by this office. Review and
approval of fire hydrants will be coordinated with Tigard
Water Department and jointly approved.
