The subd'ivi$ian plan for Amart Summerlake 3 which contains tax lot
11900 wa,s reviewed and approved by the Plannint- ''ommission on July 9,
1985. No other prior applications coracarninq ,hese properties have
been reviewed by the Planning Division.
2. Vicinity Information
Tax Lot 11900 and the surrounding parcels including tax lot 2300 are
zoned R-7, PD (Residential, 7 units per acre, Planned Development) ,
Lots within the Summerlake subdivision ,n this area are generally
developed or, currently under devc-lopment. Tax lot 2300 is unplatted
and undeveloped.
3. Site Information and Pruposai Dcscript-ion
Tax .lot 11900 coni-;4ins 4,5:0 square feet arid is 45 feet wide bg 100
feet deep. A ten foot wi.dce utility easement is located inside the
west oropertv line. T'he applicants' selected home plan cannot rr.'et
side yard sotback requirements with the lot' s present width. The
applicants propose adding an additional 12 foot wido strip along the
eastern edge of the propctrty. The proposed 'lot: line odjustn►ent would
add 1 ,000 square. feet to tax lot 11900 from lot 2300, creating parcels
of 5,700 square feet ann approximately 7,59 acres respectively.

T'hia Engineering Division has reviewed the proposal arid makes t`ae

The proposed lot line adjustment meets the provisions set forth in Chapter,
18. 162 of the City of Tigard Community Development Coda (COC) and conforms
with the City's Comprehensive Plan. Both parcels meat the minimum loi.
size standard of the R-7 zone.
A letter has been submitted by the adjacent property owner a:.sur•ing that
street improvements fronting the 12 foot wide area of adjustment will be
completed along with development of the adjacent property . The property
is tentatively slated for development in summer or fall of 1988.
C. DECISION
The Planning Director approves M 87--13 subject to the following conditions:
