Gentlemen:
Lot 12 of Pick's Landing I subdivision was inspects=(, to check on
the adequacy of the foundation excavation. Several test holes were
made and in my opinion the footings are all on firm ground except for
the northwest corner of the lower part of t'-ie excavation where some
large roots are showing on the surface. rhese will hav-,, to be grubbed
out and the excavation hand deepened to remove any loosf� soil.
This lot was found to have surface water cn if last winter and the
excavation level is where the water was In the west. end. There is a
slight downslope to the ground surface to the gest so there is a possi-
bility of getting rid of the surface ws.ter by a drain. iSden so, at the
existing excavation level there will. he water visible in the crawl space,
One way to get the surface water down would be to trench through the
center of the western part of the foundation excavation with a drain
and get permission to trench through the lot to the west until the water
would flow naturally. The second possibility is to trench only four
inches deep through the center of the west part of the foundation exca-
vation, install the drain, and backfill the west Fart of the foundation
with a foot of soil so that plastic membrane could be laid down to keep
the crawl space dry.
Because of the silty nature of the soil it would readily erode and
clog unprotected drains. Therefore the drain should either be pre-wrapped
with filter fabric or else a large strip of filter fabric should be laid
down, the perforated pipe placed, clean gravel iAded, and then the filter
fabric should be wrapped over and finally cove- ed with soil.
A foundation drain is also recommeided to be used around the north
side of the east part of the foundation. This exterior foundation drain
may then be run under the transition between the higher and lower pPrts
of the foundation and be connected wit' the aforementioned trench drain
In the center of the western part of '-oe foundation.
