The letter attact.ed to the approved plan indicated the fill is not
to be placed in a sensitive lands area (floodplain, drainageway,
wetland) . If the fill is placed as per the plans, so the top of the
existing slope is extended 5 feet to the north, and the fill is
graded to a slope of 2:1, no sensitive land will be impacted or
violated.

Dear Ms. Young,
Your request to place fill material on the rear yard of your
property has been reviewed and approved subject to the following:
o The fill will only extend out 5 feet from the existing top of
slope. The existing top of slope is outlined by several trees along
its length.
o Prior to the placement of any fill. or grading work, all required
erosion control methods shall be in place Please see attached
drawings. The silt barrier shall remain in place until the fill
area has been provided with permanent ground cover (i.e, Bark dust,
grass, or other landscaping) .. NOTE: the silt barrier must be
countersunk into the ground.
o The finished slope shall not exceed 2 horizontal to 1 vertical.
o The City shall he contacted for an inspection of:
- The erosion control prior to start of fill or grading
- The completed fill, after final grading.
- The completed permanent erosion control measures (i.e,
seeding, ground covering, barkdust, landscaping, etc. ) .
- As otherwise specified.
o No work shall be done in a 1_00 year flood plain, wetland or other
sensitive lands without specific approval and permits.

Dear Ms. Young,
This letter is in answer to your question of whether the above property can be
divided into two late, and if a new private septic system can be used to serve
a new single family home constructed on one of the late.
The answer is yes, as long as the new lot has the minimum area required and
can physically contain the system (i.e, pass a percolation test) and comply
with the regulations administered by Washington County for installing a eept.ic
system. This is also assuming that a public sewer i_a not located within 300
feet of the property at the time application is made for, a permit. Presently
the nearest public sewer is 1000 feet from the property.
Any partition of the property must be in conformance with the City lend use
regulations. If you have questions on land partitions, please call the City
Planning Division at 639-4171.
If you have any questions on the septic systern regulations and percolation
testing for a septic system, please call the Washington County Health
Department at 684-4630.
