Dear Mr. Uoderberg:
In response to your tel8phone call of October 1 , 1975,
concerning improvements to be made to that portion of
S.W. Commercial Street fronted by Girod' s Market, I
conferred with the City Public Works Department and
obtained the following information. The street edge
improvement required by the Design Review Board can
not be constructed due to the elevation variance between
the existing street profile and the profile designed
for the improvement of Commercial Street. Unfo.•tunately ,
the Board was not aware of this fact whon they considered
this issue. Their intent was to improve the existing
street edge at a minimum of cost to Mr. Girod. This
improvement was to be accomplished by placing a sidewalk
at the street edge which would double as a Curb until
further improvement would be made to the street. However,
because the designed street profile for the f.ommercial
Street improvement requires placing the sidewalk below
the existing street surface grade, precluding its uns
as a curb, a curb murt also be constructed with the
street level lowered at the margin to match up with the
street design prof+ .la.
I regret that the .im�,rovsment, suggested by the Design
Review Board has proven unfeasible, as this would have
meant less cost to Mr. Girod for street improvements
at this time. However, please be aware that in the
longer range View this will certainly prove to be the
least coptl.y means of Mr. Girod participating in the
improvement of Commercial Street. The City is consider-
ing the formation of a local improvement district on

this street in the next year or so and all improvements
made at this time will be credited to Mr. Girod. Need

Please be advised that the Tigard Site Developwent and Architectural
Design Review Board, at their August 12, 1975, meeting, considered
your site plan for Girod's Market and your sulxuission was approved,
subject to the to" lowing conditions:
1. A 5 ft. sidewalk section be built the len6th of the
Commercial St. frontage at profiles specified by the City
public works dept. , in lieu of the extruded curb shown on
the site plan.
2. Landscape islands be shown at the south end of the parkin;
area in oi.der to chFuinelize traffic flow tend that, in order
to do this, you may delete one landscape i--land from the 90
degree parking stalls.
3. The landscape plan should specify plant types acid sizes and
the trees be a minimum of 10 feet in reight.
4. On-site lighting should be designated on the landscape plan„
When your site plan has been amended to show the above conditions,
