APPLICATION: A request by Gerald Edwards for flexible setback
approval to allow the expansion and replacement of an existing pool
house. This expansion will project one half foot into the 5 foot
side yard setback which is required for detached accessory
structures, thereby reducing the actual. setback to approximately
4 .5 feet. ZONE: R-4 .5 (Residential, 4 .5 units per acre)
LOCATION: 10390 SW Meadow Street (WCTM 1S1 35CC, 2100) .
DECISION: Notice is hereby given that the Planning Director's
designee for the City of Tigard has APPROVED the above request
subject to certain conditions . The findings and conclusions on
which the decision was based are noted below:
A. FINDING OF FACT
1 . Site Information and Proposal Descript-i..)n
The site is developed with a single-family residence
which faces and gains access from SW Meadow Street. A
pool house and swimming pool are located on the rear of
this fully landscaped lot. The existing pool house iE
approximately 80 square feel: in size and maintains a two
foot side and rear yard setback.
The applicant has requested flexible setback approval to
allow for an expansion of an existing pool house. The
new 180 square foot pool house will be moved away from
the side lot line and therefore increase this setback to
approximately 4 .5 feet. The rear yard will Tremain the
same as currently exists . Therefore, althc,ugh the side
yard setback will be increasing its , con'cormity, this
variance has been requested for the setbac ,. infringement
which will occur due to the linear expansion of the pool
house.
2 . Agency Comments
Tte City of Tigard Building Division and the Engineering
Department have reviewed the proposal and have offered no
comments or objections . Utility providers will be
provided with a copy of this notice of deci3ion and will
be able to request that the decision be amended or set
aside if the requested flexible setback allowance would
conflict with the provision of necessary services or with
existing utilities .
