This is a Fire and Life Safety Plan Review and is based on the
1988 editions of the Fire and Life Safety Code (UBC) ,
Mechanical Fire and Life Safety Code (UMC) , Uniform Fire Code
(UFC.) , and other local ordinances and regulations.

1 . Fire Alarm Plans: As this building .is protected with
an automatic fire alarm for credit for fire flow

Gentlemen:
A fire and life safety plan review was conducted on the above captioned
project for compliance with the 1985 editions cf the Uniform Building Code
(CIBC) , Uniform Mechanical Code (UMC) , and Uniform Fire Code (UFC) as amended
b) Tualatin Rural Fire Protection District's OrdinancE 86-5.
Plans are conditionally approved subject to the following items:
1. Twenty-Minute Doors: The only 20-minute door required for this
project is located beLueen the office suite and the main corridor
system, This door shall be self-closing and not less than 20-minute
fire labeled assel"bly (dour, frame and hardware) and shall be equipped
with smoke gasketing. UBC Sec. 3305(8&h)
2 Exit Door Hardware: All doors shown on the drawings must be operable
from the inside for immediate exit at all times without the use of a
key, special knowledge, or effort. (UBC Sec, 330&)
3. Firestopping: It, all wood framed walls and partitions, firestupping
consisting of 2-inch nominally-sized lumber or other approved
materials must be installed at all floor and ceiling levels.
Penetrations in this prescribed fi.restopping to accommodate wiring.
plumbing, and other similar utility runs must be packed with
noncombustible matelitils in an approved manner so as to prevent the
passage of flame. (UBC Sec. 2516)
4. Interior Finish: Interior finishes shall not exceed flame spread:, of
25 for stairways. 75 for corridors, and 200 for other areas. Smoke
density of materials used shall not exceed 450. (UBC Chapter 41 )

5. Fire Alarm Plans: Plans referred to and examined by this office
contain no provision for the alteration or installation of fire alarm
system. Not less than three sets of plans for the installation shall
be submitted to this office for approval prior to installation. (UBC
Sec. 302(b))
Note: For fire flow, this building was required to be fully covered
by a smoke detection system.
6. Mechanical Plans Required: Plans referred to and examined by this
office contained no plans for heating or air conditioning systems.
Unless electric baseboard heat is employed, complete mechanical system
plans for the HVAC equipment and duct work must be submitted to and
approved by this office prior to installation. (UMC Sec. 302)
7. Fire Extinguisher Required: A fire extinguisher having a minimum
rating of 2AlOB:C ►oust be placed i1 an accessible location within
plain view. (UFC Sec. 10.301(a))
8. Approved Plans on Job Site: One set of approved plans bearing the
stamps of the Tigard Building Department and this office must be
maintained on the project site throughout all phases of construction
and must be made available to building and fire inspectors for
reference during required construction inspections. (UBC Sec. 303)
9. Inspections Required: Inspection and approval of construction by a
representative of this office is required: (a) prior to the cover of
any new framing elements following the installation of all utility
runs which will be concealed within wall and partition cavities; (b)
upon completion of construction and prior to occupancy of the tenant
space. (UBC Sec. 305)
10. Certificate of Occupancy Required: Prior to the use and occupancy of
the project (space) , a certificate of occupancy or other written
instrument of approval must be obtained from the City of Tigard
Building Department. (UBC Sec. 307)
