Re: HILLTOP DUSINESS CENTER
Dear Mr. Robinson:
I have reviewed the pla_11S for water service to th,7 subject
development. Initially, it was proposed to install a nain through
the center of the development and make an inter-tie between water
mains located on S. W. Hunziker and S. W. Crestview. This appears
to be impractical in view of the configuration of the proposed,
building sites .
Therefore , the total water requirements will consist of one
fire hydrant, to be located at the south side of the entrance
driveway, and an 1�" meter to serve each building (provided build-
ings A and C which will be constructed later do not. have larger
water. requirements) . Al.l services will be provided from Hunziker
Street where both E" and 12" mains e..ist. At safe operating capat:-
ity o� 100 GPM, an 1' " meter will, meet the irrigation needs also.
(Static pressures = 70 psi) .
1�" meters are plumbed from the water main with 2" galvanized
pipe. it is recommended that all four service lines to the builc,ings
be installed concurrently with initial construction and that 2" 'Lines
be installed. This wia.l preclude having to cig up the blacktop when
buildings A and C are constructed at a later date . We would prefer
to install. meters in clusters of two each.
Cast of a fire hydrant installation is estimates at $1, 800.
Actual casts are based upon "time and material" . An 1�" meter costs
$2, 200 whl_ch cost, is scheduled to increase to $3 ,000 on July 1 , 1985 -
You need not purchase meters for buildings A and C at this time, but
service lines should be installed. The water_ district will tap the
main. for all four buildings when the first meter is ordered.
Upon receipt of a purchase order or deposit the above noted
water improvements can be made . Thank you.

Gentlemen:
At your request a soils investigation was conducted at the proposed location
of the Hilltop Office Building at the southwest corner of Hunziker and S.W. 72nd
in Tigard, Oregon. The investigation was conducted at 8:00 a.m. on November 6,
1984.
The zite had been stripped and excavated to building and parking subgrade.
A gravel blanket had been spread for two building pads and associated parking.
One test pit was dug to a depth of 6' at the center of the southeast line.
The test pit indicated uniform hard, brown clayey silt to the full depth of the
pit. No water was encountered.
The proposed building areas were probed with a 15 pound rod. All areas
were found to be firm below the top 4 to 6" of e),x)sed soils which have softened
because of heavy rains.
It is recomriended that all areas receiving footings be stripped of. X311 soft
expanded soils and protected from further exposure to moisture until footings are
poured.
Footings placed on firm, undisturbed native soils may use a footing pressure
of 2000 pounds per square foot. All footings must be placed a minirmun of i8"
below finished grade.
Engineering or soils consolidation were neither requested nor performed..
