19 . Handles, pulls, latches, locks and other operating devices on
doors, windows, cabinets, plumbing fixtures and storage
facilities shall have lever or other shape permitting
operation by wrist or arra pressure and not requiring tight
grasping, pinching or twisting to operate. The force required
to activate such equipment shall be not greater than 5 pounds
force (Section 3109 (c) l) .

1 'rhe north outside wall that is with in 20'-0" of the existing property line is a
equivalent 1-hour rated wall. We have 5/8" GAW13 interior, 20 studs 16" o.c.,
112 ' structural plywood and 3 1/2" thick veneer masonry. This system has always
met I-hour equivalency for exterior walls.

The pl;:ns for this project were reviewed for conformity with
applicable codes . Please submit the following items for completion
of the plan review process at your earliest convenience :
(Please note your revised plans were .received after our review was
completed: we will wait for your response to this letter and for
further revisions before we re-review) .
1 . Submit complete site, grading, civil and erosion control plans
for review.
2 . Indicate on the site plan all utilities - sewer, water, rain
drains and parking lot drainage .
3 . Please submit a signage detail for the handicapped parking
stalls (van accessible) .
4 . The pavement of each accessible parking space shall be clearly
marked with the international symbol of accessibility to
standards adopted by the Oregon Transportation Commission
(Section 3104 (h) 2) .
5 . Accessible parking places and access aisles shall be located
on a surface with a slope not to exceed 1 vertical in F;0
horizontal (Section 3104 (g) 4) .
6 . Provide details for site curb/sidewalk ramps p,�r the

12 . The mens and womens restrooms shall comply with the following:
1 . The restrooms shall have a smooth hard nonabsorbent
surface which extends upward onto the wall at least 5
inches (Section 510 (c) l) .
2 . walls within 2 feet of the front and sides of urinals and
water closets shall have a smooth, hard nonabsorbent
surface of portland cement, concrete, ceramic tile or
other smooth, hard nonabsorbent to a height of 4 feet,
and except to structural elements, the materials used in
such walls shall be of a type which is not adversely
affected by moisture (Section 510 (c) 2) .
13 . At least 50 percent of all public entries, or a number equal
to the number of exits required by Section 3303 (a) , whichever
is greater, shall be accessible (Sec+_ion 3106 (b) 3) Since the
occupant load for this building is 665, the south exit from
the retail area needs to be accessible .
14 . Provide the listing/reference number for the required one-hour
fire-rated wall located at the north side of the building.
15 . Submit mechanical and plumbing plans for review.
16 . Draft stops shall be installed in floor-ceiling assemblies of
buildings or portions of buildings used for other than
dwelling or hotel occupancies so that the area of the
concealed space does not exceed 1, 000 square feet and so that
the horizontal dimension between stops does not exceed 60 feet
(Section 2516 (f) 4a (iii) ) .
17 . Tn a non-sprinklered building, the maximum distance between
draft stops is 60 feet with the maximum square footage of
3 , 000 feet (Section 2516 (f) 4B (iii) ) Indicate the location
and detail of such draft stops .

19 . Handles, pulls, latches, locks and other operating devices on
doors, windows, cabinets, plumbing fixtures and storage
facilities shall have lever or other shape permitting
operation by wrist or arm pressure and not requiring tight
grasping, pinching or twisting to operate. The force required
to activate such equipment shall be not greater than 5 pounds
force (Section 3109 (c) 1) .
20 . The highest operable part of environmental and other controls,
dispensers, receptacles and other operable equipment shall be
within at .least one of the reach ranges specified in Section
3109 (b) , and not less than 36 inches above the floor.
Electrical and communications systems receptacles on walls
shall be mounted a minimum of 15 inches high above the floor
(Section 3109 (c) 2) .
21 . Buildings or portions of buildings required to be accessible
shall provide accessible means of egress in the same number as
required for exits by Chapter 33 . When an exit required by
Chapter 33 is not accessible, an area of rescue assistance
shall be provided (Section 31.07 (x) ) .
22. . Relocate the attic insulation to the underside of the roof
deck or provide attic ventilation per Section 3205 (c) .
23 . Provide a roof drainage system per Section 3207 and the
requirements of the Plumbing Code .
24 . Countertops and sinks shall be mounted at a maximum height of
34 inches above the floor (Section 3108 (d) 3) . See lounge 2C.
25 . Please clarify that second floor is all one tenant . If this
is the case, specify use of room 219 and eliminate door 219A.
If this is not the case, a rated corridor will be required.
26 . Key-locking hardware may be used on the main exit only (door
1.01) , if there is a readily visible, durable sign on or
adjacent to the door stating, "THIS DOOR MUST REMAIN UNLOCKED
DURING BUSINESS HOURS" (Section 3304 (c) exception) . All other
doors to have lever hardware .
27 . Regardless of the occupant load, there shall be a floor or
landing on each side of a door. Landings shall be level
except for exterior landings . The floor or landing shall not
be more than 1/2 inch lower than the threshold of the doorway.
The landing shall have a width not less than the width of the
door. Landings shall have a length measured in the direction
of travel not: less than 44 inches (Section 3304 (i) and (j ) ) .
Provide landings at all of the south exit doors .

28 . All glazing within lobby 101 and stair 221 to be listed and
labeled for a fire-protection rating of at least 3/4 hours
(Section 3305 (h) 2) .
2.9 . Door 212 to be a 20-minute fire-rated assembly (Section
3305 (h) 1) .
30 . All fire-rated door assemblies to be self-closing with smoke
gaskets (Section 3305 (h) 1) .
31 . The maximum stair rise to be 7 inches and the minimum tread to
be 11 inches (Section 3306 (c) ) .
32 . The top of handrails and handrail extensions shall be placed
not less than 34 inches or more than 38 inches above the
nosing of treads and landings (Section 3306 (j ) ) . Handrails
are required on both sides of stairways 44 inches and wider.
33 . Except when enclosed usable space under stairs is prohibited
by Section 3309 (f) , the walls and :soffit of the enclosed space
shall be protected or the enclosed side as required for
one-hour fire-resistive construction (Section 3306 (1) .
34 . When two or more exits are required from a room or area, exit
signs shall be installed at the required exits from the room
or area and where otherwise necessary to clearly indicate the
direction of egress (Section 3314 (a) ) .
35 . Fire dampers complying with the requirements of UBC Standard
No. 4307 shall be installed and be readily accessible for
servicing in the following location:
1 . Duct penetrations through protective elements of fire-
rated corridor walls .
36 . Submit seismic bracing and structural calculations for the
mechanical equipment on the roof which exceeds 500 pounds per
unit .
37 . Tempered glazing is required in fixed or operable panels
adjacent to a door where the nearest exposed edge of the
glazing is within a 24-inch arc of either vertical edge of the
door in a closed position and where the bottom exposed edge of
the glazing is less than 60 inches above the walking surface
(Section 5406 (d) 1 , 6) . Also, any glazing in doors to be
tempered.

1 . Specify and detail the attachment of the brick veneer to the
structure per the requirements cf Chapter 30 .
2 . Provide general structural notes and specify minimum
requirements for all materials on the plans (psi of concrete,
allowable soil bearing pressure, etc . )
3 . Provide details and calculations for the canopies/roof
structures attached to the exterior of the building.
4 . Call out roof sheathing per page 1 of the calculations -
5/8 inch plywood sheathing w/8d at 6110/c edges and 12" o/c
Meld.
5 . Storage areas shall be limited to 50 pounds per square foot
(posted) as the structural calculations did not design these
areas for 125 psf .
6 . Gridline D or sheet. S1 calls for 6x6 columns . However, page
35 of the structural calculations calls for 3-1/2" x 3-1/2" x
1/4" tube steel columns below the second floor.
7 . Page 36 of the calculations calls for 4-#5 continuous rebar
for footings . Detail 1/S4 on sheet S4 calls for (4) - #4
continuous (similar for deti,31 2/S4 - calculations calls for
3-#5 rebar continuous) .
8 . Provide a lateral analysis and design for review.
9 . Camber on glu-lams?
10 . Where is FB2 from sheet 13 of calculations?
11 . What type of bolts are used?
