An agreement to participate in a local improvement district for the improvement of S .W . 72nd to City Standards to an arterial street and the same type of agreement be attached to Lots 9 , 10 , and 11 to bring Varns Street up to City local street standards . d . A covenant to the deeds for Lots 1-8 , 12 , and 13 be executed prohibiting access to S .W . 72nd and S .W. Varns Streets . Lots 9 , 10 , and 11 , which will have access to S .W . Pr All remaining aspects of the development be constructed to applicable health , subdivision, and zoning codes . Site Plan and Architectural Review: The applicant is proposing to build a 6 ,000 sq . ft . office warehouse on Lot 7 in the 72nd Street Business Center (Varus P« '-k) . The site plan provides for building and paving to account for 607 of the area and landscaping to comprise 407 . The single story building complies with the setback, height and lot coverage requirements adopted under the original subdivision plan S9-77 exhibit "B" . (adopted Ordinance 76-:J7) . The landscaping and parking plans are satisfactory as submitted . However. , provision needs to be made for an irrigation system. The submitted plans provide for no pedestrian walkway as required in the original subdivision approval . The subdivision plan calls for a 4 ' paved walkway to meander through the periphery of the site to provide pedestrian access . No signs have been proposed . It can be assumed that the owners will want some signage which will need approval of the Planning Department . The exterior of the building is to be mostly pre-cast concrete with same pre- formed metal roofing . This is in conflict with the building exteriors approve ? with the original subdivision. Specifically, prefabricated metal and pre-cast concrete panels are not allowed . The Planning Staff, however , has no objection to this type of construction in view of similar construction of other buildings in the park . Section 18 .56 . 100 permits the Planning Director to approve such minor changes . The drawings fail to show elevation plans for the South and East sides .
