Gentlemen:
At the end of 94th Avenue and in front of said building
site, there is a portion that has apparently been dedicated a
for a "cul-de-gac" , (which does not exist in actuality). The s
radius or curve of "cul-de-sac" or "turn around" extends approx-
imately fourteen feet from original front property line. As a
result of this situation it is impossible to construct a home
on said lot with the existing zoning restrictions. 'Therefore,
we are seeking information and a way that the "cul-de--sac" may
be abandoned.
Also, under the new zoning regulations recently adopted,
said lot does not have the required square footage necessary
to accommodate a single family dwelling. Therefore , we are
asking for a variance.

The City Staff recommends approval of the Zone Change request
for the following reasons:
1. The traffic load on Iiunziker Road would make single family
houses undesirable and possibly unsellable.
2. The traffic pattern generated from th3 A-2 would, in most
cases, use the Beaverton-Tigard Freeway and/or 72nd Avenue.
3. IIunziker Road will, in the future, become a major arterial
thus alleviating the present traffic overload.
4. Close proximity to Industrial Zones both M-3 aad M-4
makes the lot desirable as a R-'I buffer.
5. Close proximity to Beaverton-Tigard Freeway and ramp
exchange reduces the lots desirability as a single :Gamily

1,;r.ng between Gaarde Ave and Bull. I-It. Road and up to the Cole Acres, and after
having an informal meetinf, 14th the principles involved and learned more details
of their over-all plans, it ps mi.itually aE;roed between the said principles
and our celvec that it would,%4ise to have a better look at the over-all
proposed protram trlien all. details have been worked out.
It was felt tlkat when proper presentation was available so all interested
pecple in the area could have a clear picture of what was proposed there
would be considerable more favorable cormient, after all a?y projected
business seeks the E;oodwill of an area he )lopes to do business with.
As soon as the necessary information can be put togeth,?r, the purchasers
of the over-all. acreage mentioned will rake formal application for their
required zone changes to the Ti ;ard Plannin_� Commiscion.
