Property Involved: 8320 S.W. Pfaffle Road (Map

Size of Property: 2.55 acres
Staff Recommendation:
The staff recommends approval of this application.
The access is good to this property and the use
arpears at this time to be compatible with future
planning.
A-2 zoning would permit a maximum of 60 units on
the property which is in the Metzger sewer dis-
trict.
Planning and Zoning Commission Hearing: February 18, 1969
About 30 neighbors appeared in protest of this
request. They cited such things as existing
heavy traffic on Pfaffle, single family invest-
ment in the area, and transient people in apart-
ment houses, as areas of concern.
There was little Commission discussion, but heavy
traffic and accidents at the intersection of 99W
and Pfaffle were brouqht out. The majority vote
of the Commission present was to deny the appli-
cation (Mr. Paterson abstained).

single family area.
b. Paul Harberholz, 8400 S. W. Pfaffle, spoke, saying he
lives next door to this property and that he desires it
to remain single family.
C. Jerry Cash explained that the adjoining property is al-
ready zoned A-2.
d. Mr. Cowley, 8395 S. W. Pfaffle, Mr. Carl Pfaffle, 8225
S. W. Pfaffle, Mr. Kaufman, 8175 S., W. Pfaffle, Mrs.
Pat McGuire, 8470 S. W. Pfaffle, and Mr. Davis, 11215
S. W. 82nd, spoke in opposition to the zone change, ci-
ting heavy traffic now on Pfaffle Street, drainage prob-
lema, and the single: family character of the area as
reasons for their opposition.
e. Mr. Verharen, Qppiicant, was invited to speak, but he
said he would leave it up to the Commission.

Notice is hereby given that a Public Hearing will be
held by the Planning and Zoning Commission of the
City of Tigard at City Hall, 12420 S.W. Main Street,
Tigard, Oregon on February 18, 1969, at 8:00 P.M. with
respect to the following:
