Shady Lane, which is parallel to the Beaverton-Tigard Hwy. and 600 feet from the intersection of same with S.W. Greenberg Road. My property is adjacent to property within the City and presently zoned A-2. This property comprises a total of about 9 acres being developed by Commerce Development Company over a 4 year period. I would not have requested a zone change at this time if I did not feel that a change in the neighborhood was imminent. With the density being planned on the adjacent acreage, the 15 to 18 units that would be built on my property could not be construed as spot zoning nor is it deniable that eventual use of most of the surrounding Area will be zoned .for multiple, commercial and industrial in any comprehensive plan being developed. Certainly the immediate area is experiencing violent change from its residential character to other zoning due to the recent completion of the Beaverton-Tigard Highway. Access to 950 Avenue is now more accessible to traffic due to the construction of a frontage road linking it directly to Greenberg and the busy commercial intersection. Recent Metzger sewer construction allows more density from that service standpoint. Water is adequate from the Metzger Water District. Traffic on 952 Avenue will be improved by my dedicating 10 extra feet so that the whole road will be 50 feet wide vs the present 40 foot bottleneck. ACOUSTICAL CORRECTION PARTITIONS DRYWALL CONSTRUCTION I urge you to reconsider this zone change which I feel is a logical extension of zoning at this time. If the premise that the land is suitable for multiple zoning is at all correct, then the main question becomes at what time will a change be applicable? With the present services available I feel that now is the appropriate time. What conditions coind possi3 improve or change to make it more justifiable at any futt date than it is now? Street Dedication: 88th Avenue north of Canter Street by Plaza Gardens, Inc. 1. Mr. Thompson explained the proposed street dedication 2. Mr. Lewis said he felt this was strictly an apartment house access, 3. Mr. Nicoll asked what the Commission role in this was. Mr. Thompson explained the Commission's charge with street master planning. Mr. Nicoll asked Mr . Thompson if this particular road would fit into a master plan for streets in Tigard, 4. Mr. Lewis asked if the property owners weren't just trying to take some of their property off the tax rolls. 5. M". Nicoll said he might approve this if it went somewhere, perhaps to Hall Blvd. 6. Mr. Lewis said he felt this roadway wasn't beneficial to the whole community. 7. Mr. Thompson explained that the City would like control over this roadway. 8. Mr. Paterson asked how this roadway was different from a previous one, turned down by the Commission. Mr. Thompson explained that Mr. Klock's proposal was not a delineated road with curbs, as is this one, 9 Mr. Lewis said he felt that from an overall planning view- point he could riot approve this, 10. It was moved (Lewis) , seconded (Nicoli) , and passed by an unanimous vote of the Commission present that the 88th Avenue street dedication acceptance be denied, B.
