W. Pacific Highway in the Canterbury Square Shopping Center (Tax Map 2S1 10A, Tax Lot. 1700). Appli,;ant Loran 1. Fleming Applicant's Request Approval to erect a third freestanding sign on a frontage where two arc permit):ed. Applicant's Proposal ,o ?sect a free-standing sign advertising the applicant's restaurant. Said sign contains 60 square feet on each face and is constructed of steel and plastic with interior illumination. Staff Findings 1. Section 16.36.040 (3)kA) states "One multifaced free-standing sign designating the princi;al goods, products, facilities or services avail- able on the premises shall be permitted on a street or highway frontdgt . Where a frontage exceeds three hundred feet in length, one additional. free-standing sign is permitted for such frontage." The existing front- age measures 535 feet. 2. Two free-standing signs are now located on the subject frontage, one for the shopping center and another for the Town Carousel Nursery. 3. The applicant states "the addition of the Wiley Realty Office (not in the original Canterbury Square plan) somewhat blanks out the existing signs on the restaurant and makes it difficult for westbound drivers to react soon enough to exit on Bull Mt. Road. Therefore, we propose a free-standing sign closer to Pacific Highway that would not be obstruct- ed by existing structures." 4. The applicant is permi';ted to have wall signs up to 20% of the face of the building to which the sign is attached. Such a sign would be visible from S. W. Pacific Highway and, in fact, a wall sign was located on the northeastern face of the building. 5. Section 16.34.020, TMC, states "The planning commission may grant a variance from the provisions of this title based on findings that dur to practical difficulties, undue hardships or inconsistencies with the objectives of this title, the strict or literal interpretation and enforcement of a specific requirement hereunder should be waived or mo�lfled. 6. Please note the attached letter from Luminite Sign Co. dated May 29, 1974, and an attached map of the subject site also submitted by same company. Staff Recommendation: Denial of the applicant's request based on the fact that the building and a wall sign would be visible from S. W. Pacific Highway and that no practical difficulties or undue hardships are borne by the applicant justifying a variance from Title 16, Tigard Municipal Code.
