No previous applications have been reviewed by the Planniny Division
regardinq this property.
L. Vicinity Information
R-4.5 zoning surrounds the property on all sides . Developirent in the
general area is strictly single family rbsident:ial. An approximately
3 8 acre parcel behind the ap:)licants' parcel is vacant.
sj . Site Information and Proposal Description
There is currently a single family residence located n the front
portion of this lot. The applicants are proposing to build a
192 square foot tool storage shed on the rear half of the lot. The
accessory structure will be set away from the side and rear property
lines by five feet. The shed will riot contain any electrical or
.lumbing hookups .
A . Agency and NPO Comments
No comments were received regarding this proposal.
B. ANALYSIS AND CONC:LUS'.:ON
The proposed accessory structure meets the provisior.3 set forth in
Chapter 18. 144 of the ",ommunity Developmert Core (CDC) . In residentially
+oned districts and on a lot less than 2.'.! acres, accessory structures up
to 300 square feet are permitted with the Planning Director's approval.
Such structures must be located at least five feet from the rear- and side
property lines .
As discussed in the proposal description, the tool shed will meet both
size limitations and setback requirements. A building permit will be
required from the Building Division prior to construction,
