The building is to be a two story, wood frame structure, 65 feet by 60 feet in plan with a finished floor elevation of about 194 feet. At the time of our study, the building area had been excavated to near grade. Our investigation consisted of digging four backhoe test pits across the site. Prior investigation indicated the more troublesome area to be in the southern portion of the property. ISpecial emphasis was given to this area. Approximate test pit ' locations are shown on the enclosed site plan. Test pit logs are included at the end of this report. SUBSURFACE CONDITIONS In general, excluding the man-emplaced fill, the materials encountered during our exploration consisted of silts and fine sandy silts deposited under slack water conditions. Zones of buried organics were common across the site to depths of 12 feet ' plus. i M 2 Tualatin Development Co. , Inc. The till is composed of soft, very moist to wet silt containing abundant organic materials such as roots , branches , and logs and, inorganic debris such as brick. It ranges in thickness from two .feet in test pit one to seven and one half feet in test pit three. Due to the filling of an old stream channel or swale, fill thickness along the eastern portion of the property is anticipated to exceed seven and one half feet. Because of the low relative density and erratic consistency of these materials they are not deemed su4table for foundation support. S-its and Sandy Silts Beneath the fill, to the bottom of the test pits , lies a silt deposit. which becomes sandier with depth. This material varies widely in consistency from a stiff, moist state to a soft, saturated condition. Caving of the side walls was common in the wet to saturated soils below seven feet. As mentioned above, organic material was found in most of the pits at varying depths. These soils are highly compressible, with the result that any structures founded on this material would suffer large differential settleinen!:s. Groundwater Groundwater was encountered in every test pit between four to six feet below the ground surface. In addition, springs have teen noted flowing out of the east wall during wet weather. W-1570 March 30, 1978 Page Three FOUNDATION RECOMMENDATIONS Erased on our field investigation, we recommend that either the footings be over.excavated and filled with gravel or else the structure should be supported on piles. Piles will probably not be economically feasible and hence the recommendations presented below are limited to the overexcavat.ion method. Beneath all footings , the soil should be excavated to a depth of three feet and clear: gravel should be emplaced to a �) relative compaction of 95% (ASTM 1557) . This excavation should I3. extend at least one foot beyond the edge of the footing, horizon- tally (see Plate 2) . An allowable hearing capacity of 2000 pounds per square foot may be utilized for the compacted gravel. Beneath slab areas , at least 12 inches of granular fill should be placed. A vapor membrane should be placed in the granular fill to present the upward migration of water. Perimeter footing subdrains should be placed around the outside of the building. We have noted that the present building design calls for the slab to be tied to the footings.
