REQUEST: For Site Design Review to construct two (2) attached single-
Family units (duplexes) (4 total living units) on these parcels.
No actual building will take place on tax lot 8804.
PREVIOUS ACTION: Otdinance 79-42 changed the zoning from R7 Single Family
Residential to A-12 Multi-family residential on May 21, 1979
for tax lot 8803. Tax lot 8804 is zoned R-7 PD and was origiadtly
included in the Canterbury Heights condominium project (Ref.
ZC PD 4-74).
SITE PLAN AND DESIGN REVIEW:
The developer in this case wishes to start construction immediately. The property
is zoned appropriately and the minimum sq,,-are footage per lot requirement of 3630
square feet can be met. (Code Section 18.24.020) .
The unique/unusual aspect of this de•telopment in the fact that a subdivision plat
will be submitted at a later date creating four (4) separate tax lots. Then
these units may be sold individually as single family attached .
STAFF ACTION: Staff approves the site plans as submitted. Development may
commence if the following conditions are met.
1. SepaLate public service connections shall be made to each unit.
2. The Building Official, Mr. Ed Walden, shall insure that all code require-
me - , s bre met to allow future conversion to single family attached.
3. A ;,ix (6) foot site obscuring fence shall be installed .,n the northern and
western property boundaries.
4. No changes will be made to approved plans or specifications unless formal
application is made to the appropriate City department and changes are
approved by that department. Application for changes will be made in
writing and shall include applicable drawings.

5. Grading and construction plans for all work in public rights-of-way
and all other public improvements shall be prepared by a registered
professional engineer in accordance with City standards, and shall be
submitted to the Public Works Department for review.
6. All proposed utilities shall be placed underground. Street lighting
it.stallations shall be approved by the Public Works Deportment.
'7. -street and parking areas shall be concrete or asphalt. All sidewalks
shall be concrete.
8. No Building Permits shall be issued until the expiration of the twenty
(20) day appeal period from the date of approval.
9. No minor land partitions :ahall be made in reference to this project unless
formal application is made to the City of Tigard Planning Department and
the minor land partition is approved and recorded.
10. All structures developed mr.st meet minimum requirements for Fire and Life
Safety, and Structure Safety Code requirements of the City of Tigard.
NOTE: Sign below to acknowledge conditons set forth for this project and return
to the City of Tigard Planning Department. Failure to acknowledge will tesult in
no further action on this project with regards to issuance of Building Permits or
engineering approval.
