Tax lot #113 does not have direct access to SW 97th Avenue. An access easement would have to be obtained from tax lot #100 in order to provide access to SW 97th Avenue. Tax lot #100 appears to be a remnant parcel created with the recording of a lot line adjustment (MIS 95-0017). Tax lot#100 should not exist. A building permit should not be issued until resolution of the removal of tax lot#100 is resolved. Removal of tax lot #100 would give tax lot #113 direct frontage on SW 97th Avenue. Community Development Code Section 18.164.063 and 18.162.050 states that each lot shall abut upon a public or private street for a width of at least 25 feet or a minimum of 15 feet if created through a lot line adjustment or partition.
