NOTES FOUNDATION
I. Se., installation manual for pier capacity, footing sizes, and spacing requirements at
chassis beams, ridge beam and mating line supports. The perimeter foundation
shown herein provides perimeter supports as required for 25 P.S.F. roof loads and
code designated wind loads.
2. DESIGN LOADS

3. Foundation construction shall be in accordance with the 1991 edition of the U.B.C.,
(andall local codes. Ml footing shall Extend a minimum of 18 inches below grade.

4. Design soil beatings for vertical loads is 1000 P.S.F. minimum per 1991 U.B.C.
tab!e 29-13, page 590.
5. All lumber and plywood shall be grade stamped by an approve agency, WCLB,
WWPA, or equal
6. Rebar shall be deformed ASTM A615 grad 40. Footing to have 2 #4 bars
continuous.
7. Concrete shall be 3500 P.S.1 @ 28 day. Concrete in locations subject to freezing
and thawing (as determined by the local authority) shall be air entrained concrete
with a total air content of not less than 5% or more than 71/u.
8. DRAINAGE:
Water shall be prevented from entering the under area by grading so as to drain
water away from the foundation walls. The grade away from the foundation walls
shall fall a minimum of 6 inches with the first 10 feet, except as restricted by lot lines
where the fall will be a minimum of 6" rev_?rdless of the horizontal distance

9. All lumber and plywood shown as preservative treated (P.T.) shall be pressure
treated in accordance with the American Wood Preserves Bureau standard
LD A.W.P.A.-EDN. for use in ground contact, and shall be stamped as such by an
approved agency. Example: A.W.P.A. C-9 plywood w/wolman C.C.A.
-0.60 Ibs/ft.3 and kiln dried after treatment (K.D.A.T.).
10. All fasteners shall be corrosion resistant where exposed to weather. All fasteners
below grade shall be hot dipped galvanized, or S.S.

11. Ventilation for undc;r floor area shall be one square foot for every 150 square feet
of under floor area. Locate openings close to corners to prove cross ventilation.
The required area of openings shall be approximately equally distributed along the
length of at least two opposite sides. Cover opening with corrosion resistant wire
mesh with mesh openings of lib inch.
12. Construct 18"x24" minimum crawl space access in foundation to under floor
area. Protect same as vent openings. Not required where crawl space access
located in floor of manufactured unit. Provide_ access door adjacent to utility turn
offs and plumbing clean outs.
13. Contractor shall verify all site conditions and dimensions prior to starting
foundatic Notify engineer of any discrepancies.
14. Owner/Contractor to verify frame dimensions of M.H. prior to pouring concrete

2.5.4.2 ANCHORING EQUIPMENT-Anchoring equipment,when installed,shall be capable of resisting
an allowable working load equal to or exceeding 3,150 lbs.(1,429 kg.)and shall be capable of
withsidnding a 50%overload(4,725 lbs.or 2,143 kg.total)without failure of either the anchoring
equipment or the attachment point on the manuaactured home.When the stabilizing system is
designed by a qualified Registered Professional Engineer or Architect,ahemative working loads
may be used provided the anchoring equipment is capable of withstanding a 50%overload. All
anchoring equipment shall be listed or labeled as being capable of meeting all the requirements
of this section.
NOTE: In the absence of the enforcement of ' listiny dnd labeling;'it is recommended by leading
manufacturers that traceability can be suitably achieved through indelibly marking the steel
strafiping every twelve inches. This identification should bear the manufacturer's name and the
specification to which it co.nplies.
2-5.4.9 TIES-Strapping or other approved methods or materiel shall be used fnr ties.All ties shall be
fastened to ground anchors and drawn tight with turnbuckles or other adjustable tensioning
devices supplied with the ground anchor.
(a)Tie material shall be capable of resisting an allowable working load of 3,150 lbs. (1,429 kg.)
with no more than 2%enlongation and shall withstand a 50%overload(4,725 lbs.or 2,143 kg.
total). Ties shall comply with the weathering requirements of 2-5.4.16.

2-5.4.16 RESISTANCE TO WEATHERING DETERIORATION -All anchoring equipment exposed to
weathering shall lave a resistance to weather deterioration at least equivalent to that provided
by a coating of zinc on steel of not less than .0625 oz./sq. ft.(0.19 kg./sq. meter)on each side
of the surface coated, as determined by ASTM STANDARD METHOD OF TESTING FOR
WEIGHT OF COATING FOR ZINC COATED(GALVANIZED; !RON OR STEEL ARTICLES
(ASTM A90-69).
NOTE: Slit or cut edges of zinc coated steel strapping do not need to be zinc coated.

EARTH ANCH4 'NSTALLATION INSTRUCTIONS
I. Drive Machine Installations:
Attach the drive machine adapter head to the le-isioning device that is in direct alignment with
the anchor shaft. Position the helix-end of the ar cruor on the soil at a slight angle under the ex.
terior side of the home. This will prevent the ai,chor from hindering future skirting installa-
tions. Activate the drive machine and exercise co,itrol in maintaining full penetration of the an-
chor.
II. Manual Installations:
1. Using a post hole digger, develop a hole approximately 24" deep in the proper
position which is directly under the overhead strap and slightly underneath the
home so as to allow adequate room for future skirting installations.
2. Insert the anchor; position a piece of pip,2 through the head for additional
leverage, and rotate with downward pressure in a clockwise direction encourag-
ing it's final penetration.
3.When the anchor has been installed to it's full depth, repack the earth 6" at a
time. Saturating and compacting with each 6" increment will maximize your im-
mediate holding capacity.
