LINE ADJUSTMENT WAS RECORDED WITH WASHINGTON COUNTY. ZONE:
R-4.5 (RESIDENTIAL 4.5 UNITS PER ACRE) . LOCATION: 14780,
1.4802, AND 14814 SW 91ST AVENUE (WCTM 2S1 11AD, T.L. 14901,
14900, 15000 & 151.00) .
DECIS_I_O_N_: Notice is hereby given that the Planning Director's designee for
the City of Tigard APPROVED the above described lot line adjustment
application subject to certain conditions. The findings and
conclusions on which the designee has based his decinion are as
noted below.
A. FINDING OF FACT
1. Background
Sattler Park Estates received preliminary approval in 1979 (ZC
78-22, Ord. 79-52) , however, the project did not proceed. Then,
in 1981, a re-,rised proposal featuring 34 common wall units, 3
single family residences and a 3.7 acre open space area at the
northern end of the property wag proposed. This project did not
materialize.
In 1984, an appli,:ation for Malli,rd Lakes, a 37 single family
residential ibdivision (PD 84-4, S 64-9, V 84-14), wan
submitted by Mr. Wardin. Originally, the application was denied
by Tigard's Planning commission and later appeal to City
Council. Council returned the proposal to the Commission for
further consideration where it was later_ approved.
2. Vicinity Information
All properties adjacent to the subject parcels are zoned R-4.5
(Residential, 4.5 units per acre) . With the exception of the
properties to the north of the subject parcels, a Planned

C. DECISION
The Planning director's designee hereby APPROVES lot line adjustment
M 88-23 subject to the following conditions:
UNLESS OTHERWISE NOTED, ALL CONDITIONS SHALL BE MET PRIOR. TO RECORDING
THE LOT LINE ADJUSTMENT WITH WASHINGTON COUNTY.
1. A .lot line adjustment survey map and legal description shall be
submitted to the Planning Division for review and approval prior to
recording with Washington County. (Staff contact: Michael Matteucci,

THIS APPROVAL IS VALID IF EXERCISED WITHIN ONE YEAR OF THE FINAL.
DECISION DATE NOTED BELOW.
D. PROCEDURE
1. Notice: Notice waa published in the newspaper, posted at City Hall
and mailed to:

2. Final Decllion: THE DECISION SHALL BE FINAL ON 1/24/89 UNLESS AN
APPEAL IS FILED.
3. Appeal: Any party to the decision may appeal this decision in
accordance with Section 16.32.290(A) and Section 18.32.370 of the
Community Development Code which provides that a written appeal
must be filed with the City Recorder within 10 days after notice is
given and sent. Appeal fee schedule and forms are available at
Tigard City Hall, 13125 SW Hall Blvd. , Tigard, Oregon.
The deadline for filing of an appeal is 3:30 p.m. January 24, 1989.
