I am responding to your inquiry about the cost of connecting your
existing home to the sanitary sewer. Unified Sewerage Agency
policy states that a home constructed prior to July 1, 1970, that
has not had pu'Aic sewer available to it for more than three years,
qualifies under the "Grandfather" clause and has a connection fee
of $335.
A check of sewer as-bu3_lts by your property indicates that the
sewer line was completed in April, 1990. Since you stated that
your home was built in the 1920s, your connection fee will be $335
if you connect by the end of April, 1993 (3 years from date of
availability) . Your property is also subject to an additional
$3000 in-lien-assessment fee for your share of participation in
construction of the public sewer line. The in-lieu-assessment fee
may be financed over a 1-2 year, period through the City of Tigard.
By law, you do not have to connect to the sewer until your private
disposal systeri fails. If you connect after April, 1993, the
connection fee will be the current rate as established by Unified
Sewerage Agency (presently $2135) .
If you choose to connect to the sewer at this time, please contact
me. I will send an inspector to verify the age of your home and
then: issue your permit. of you would like more information about
financing the sewer in-lieu-assessment fee, please contact our

SUBJECT: Zoning Violation Recording
Please record the "zoning violation" designation for tax lots 300
and 301 of WCTM 2S1 12CB. Tax lot 301 has apparently been created
at sometime subsequent to December, 1990 (see attached maps) . The
City of Tigard has not approved partitioning of tax lot 300,
although we have had discussions with the parcel 's owners with
regard to what would need to be done to receive minor land
partition approval. These parcels violate several City of Tigard
development standards. Tax Lot 301 does not have the 50 foot
required minimum lot average width required for lots in the R-4 .5
zone applied to these parcels. Beth parcels are in violation of
the City of Tigard's minimum lot depth to width ratio standard and
may e.1sr violate other development, standards including setback
standards.
The City of Tigard will not allow building permits to be issued for
either of these parcels or grant other development approvals until
the violations of the above listed development standards are
cleared up, either through recombining the parcels or receiving
approval for an acceptable partitioning design. The "zoning
violation" designation shou-Ld also put potential purchasers of
a either of these parcels on notice that there are constraints on
N developing either of these parcels.
