This is a Fire and Life Safety Plan Review and is based on the 1985 editions
of the Fire and Life Safety Code (UBC), Mechanical Fire and Life Safety Code
(UMC), Uniform Fire Code (UFC) , and other local ordinances and regulations.
Plans are conditionally approved subject to the following items:
1. Automatic Sprinkler Plaits: Plans referred to and examined by this
office contain no provisions for the alteration or installation of
automatic sprinkler system. Not less than three sets of plans for
the installation shall be submitted to this office for approval

2. Approved Plans on Job Site: One set of approved plans bearing the
stamps of the building department issuing the construction permit
and this office must be maintained on the project site throughout
all phases of construction and must be made available to building

GENERAL PROVISIONS
1 . Access for construction purposes shall be through rear Tenant
door only. Use of the mall entrance will be allowed only upon
approval in writing by the Landlord Tenant is responsible for the
protection of mall finishes after tney have been installed.
2. Contractor is responsible for barricading the premises with a
dustproot separation of paneling, plywood (painted upon the
direction of the Landlord) or other approv-d material.
3 Mall premises are to be kept clean during all phases of construc
tion. Should rias i management be forced to clean public areas due to
neglect the Cc.ntractor will pay the cost of cleaning.

It. The premises are to be free of excess material. equipment and
scaffolding. Remove debris and all hazardous waste daily and
protect from fire in manner acceptahlc to Fire Marshal. Provide dust
screens, drop cloths anO other coverings as required to protect
existing building finishes. At completion Contractor shall remove all
debris.
S. Any changes, modifications or alterations to the plan once it has
been approved by the Tenants Coordinator must be processed prior
to construction. The leased Premises must be constructed in
accordance to with the approved drawings and must comply in all
respects with the approved drawings.
STOREFRONT
1 . Storefront criteria shall be met as outlined in Tenant's
Construction Manual Section 5, STOREFRONT DESIGN CRITERIA. page
5 -1.
SIGNAGE:
1 Signage criteria shall be met as outlined in Tenant's Construct ion
Manual Section h, SIGNAGE CRITERIA, Section H, Page 6- 1.
GLAZING
Product Handling
1 . Deliver and store glass in accordance with manufacturer s
recommendations, protected from weather, staining, damage and
loss.
During storage and hand ling of glass provide cushions at edges to
prevent impact damage. Protect faces from scratches and abrasion.

I . Size and type as specified on drawings.
?. Determine by accurate measurement of openings the size to be
cut, making allowances for required edge clearances. Cut and process
edges in accordance with glass manufacturer's recommendation and

work is to be installed . Do not proceed with work until
unsatisfactory conditions have been corrected.
2. Clean glazing channels, stops and rabbets to receive glazing

Installat ion
I . Comply with the recommendations and requirements of the FGMA
''Glazing Manual .
2. inspect glass immediately before installation. Do not install any
pieces which are improperly sized or have damaged edges, scratches
or abrasions or other evidence of damage. Remove labels from glass
immediately after installation.
3 Locate setting blocks as recommended by the approved glass
manufacturer. Use Blocks of proper size to support the glass in
accordance with the manufacturers recommendations.
4. Set glass in a manner which produces greatest possible degree of
uniformity in appearance.
Protection
1 . Clean excess compounds from glass and framing members
immediately after application, using solvents or cleaners
recommended by manufacturers
2. Protect glass from breakage immediately upon installation. Use
streamer or ribbons suitable attached to framing and held free of the
glass. Do not apply warning markings directly to glass
3. Protect glass and glazing materials during the construction period
so that they will be without indication of damage or deterioration at
the time of acceptance by the Tenant. Cover glass as required to
protect it from activities that might damage the surface.

ELECTRICAL
1 . All electrical wiring and installations shall be as required by State
and Local electricai codes.
MILLWORK
1 . Millwork is to match existing. Cabinet maker is to verify all
dimensions on the job prior to assemble of cabinet work as shown on
plan.
Shop Drawings.
1 . Submit shop drawings of items request for Tenant s approval,
prior to fabrication. Shop drawings should be complete in all
respects and shall show all details of construction installation details,
and similar information as may be required to show extent, quality
and design features.
Product Handling
1 . Protect millwork during transit, storage nd after installation.
2 Store millwork in weathertight, well ventilated area. Do not
install miI work in any space until wet work in space is dry to the
satisfaction of the installer, and only when the buildings mechanical
system can maintain the relative humidity and temperature so that
the millwetk will not be damaged by changes.

5. STOREFRONT DESIGN CRITERIA
A. Storefronts shall maintain in their design no less than
33% "open front". The "closed front" portion of all Tenant
storefronts sal not exceed 10 lineal feet, in one continuous
block and must have a definite separation from the neutral
strip. The depths of the storefront shall not exceed 20%
of the width measured at the storefront. Storefronts shall
not extend beyond the lease line except for the overhead
projection as detailed in these criteria for entrance malls.
6. Storefronts in designated areas as determined by Landlord
shail be three-dimensional in design, havinq volume protruding
into the mall Leyond the neutral strip to the lease line,
the boundaries as shown in the standard detail drawings
included in this Design Criteria.
Storefronts are expected to contribute vital elements of
variety while maintaining a high level of design quality.
Corner storefronts shall not project beyond the neutral
strip and shall be "transparent" in appearance so as not
to obstruct views to adjacent mall areas.
C. The use of wood in a storefront shall be limited to smooth,
unfinished material , with mitered corners, countersunk and
puttied nails, generally a high degree of detailing and
workmanship, and subject to Landlord approval . Desigr

D. Storefront Construction: All storefront material within
6' of the floor shall be durable material such as glazed
tile, brick, slate, terazzo, stone, hardwood, plaster (minimum

E. Flooring of Tenant area exposed and adjacent to the mall
shall match that of the mall paving tile in such a manner
as is acceptable to Landlord.
F. Sliding and coiling doors and grilles shall retract into
a recessed pocket or otherwise by visuAlly obscured while
in the "open" position during business hours.

G. No vertical load imposed by Tenant' s storefront shall be
placed on the neutral strip. All storefronts anc grilles
are recommended to be mostly floor supported. Loads suspended
from the mall structure and laterally braced to the structure
shall be limited and must be submitted on plans stamped
by an engineer and approved by Landlord.
!I. Tenant shall be required to provide adequate foundations
for support of imposed loads created by Tenant storefront.

6. SIGNAGE CRITERIA
These criteria have been established for the purpose of assuring
an outstanding Shopping Center for the mutual benefit of all occupants
and are consistent with teh architectural design of the Shopping
Center. Conformance will be strictly enforced, and any installed
1 non-conforming or unapproved signs must be brought into conformance
at the expense of Tenant.
l 1. Administration
J a. Tenant shall submit to Landlord for approval before fab-
rication four prints of detailed drawings showing location
1 of tho sign on the storefront or designated space, fully-di-
mensional size, layout, and color of the proposed sign
and returns, including all lettering and/or graphics,
materials, attachment devices, construction, fabrication
details, transformer location, type of lighting and access.
b. Tenant or its agent shall obtain if required all permits
for its sign and the installation thereof.

c. In the event of any conflict between Tenant ar.d Landlord
as to the application of these criteria, landlord's decision
shall be final and binding upon Tenant.
2. Construction Requirements
a. All signs, bolts, fastenings and clips shall be of glass,
Plastic, hot-dipped galvanized iron, stainless steel ,
aluminum, brass or bronze. No black iron of any type
will be permitted.
b. No labels will be permitted on the exposed surface of
the signs except those required by local ordinance, and,
if required, shall be in an inconspicuous location.
c. All electrical signs shall bear the UA. label .
d. Electrical service to all signs shall be from Tenant's
service.
3. Design Requirements
a. All signs shall be mounted as designated within the limits
of the LeaseJ Premises.
b. Signs shall not project more than 6" beyond the line of
the overhead projected storefront and shall conform in
size and location to the criteria established in this
section.

c. No exterior signage will be permitted on any part of the
building, except as designated by Landlord.
d. Wording of signs shall not include the product sold, i .e. ,
shoes, dresses, etc. , except where identification of Tenant
_ is impossible without same. Landlord shall be the sole
,judge in its discretion as to conformance in accordance
herewith.
e. Crests, shields or symbols as required by law (i .e. , banks,
etc. ) will be permitted but shall be limited to 6" high,
the center of which shall be 5' above the floor line and
shall be in gold or silver leaf or in one color on glass
storefronts only.
f. Signs may be of the following types:
I. Fabricated metal reverse channel back-illuminated
letters.
2. Suspended neon letters, as is acceptable to Landlord.
3. Illuminated or non-illuminated individual letters.
4. Sign etr,4ed or cut-out of solid material such as mirror,
wood or laminate, and illuminated from behind.
5. Artisan' s plaque featured within storefront (bronze,
brass, copper, etc. ).
6. Other special sign that is approved by Landlord.
7. No signs of any type other than those described above
will be allowed to become attached to or temporarily
Placed within the display windows of any store except
where they are constructed of self-supporting material
and are made an integral part of the Misplay in said
window.
NOTE : NO BOX SIGNS OF ANY TYPE WILL 8E APPROVED. NO
CHARGE CARD SIGNS CAN BE AFFIXED TO THE STOREFRONT. NO
PROMOTIONAL SIGN OF ANY TYPE WILL BE PERMITTED.
8. length of the signs shall not be more than two-thirds
of the overall lease frontage or less than 3' frcm
any lease line.
9. The sign area shall not exceed 51 of the area of the
storefront or 12 square feet, whichever is greater.
Sign area will be measured by circumscribing a rectangle
around the main body of the sign.
10. Sign height shall not exceed 18".

11. Multi-line signs shall be acceptable when integrated
with the design and all other sign criteria are met.
12. No script will be allowed except where Tenant has
an established, publicly recogitizEd logo or store
signature. At the discretion of Landlord, such logo
1 or signature may be used, provided that it conforms
to all other sign criteria.
13. Enlarged first letters will be permitted where Tenant
has established trade signature regularly using such
device only upon special approval of Landlord
14. The following types of signs are prohibited unless
specifically approves. by Landlord's architect on an
1 individual basis:
a. Signs employing moving or flashing lights.
Ib Signs employing exposed conduit, conductors, ballast
boxes, t; anstormers or other equipment.
C. Signs employing luminous vacuum-formed plastic
letters
d. Signs of box ' or cabinet type employing luminous
plastic panels.
e. Signs employing unedged or uncapped letters with
no returns and exposed fastenings.
f. Pylon signs.
g. Moving signs.
h. Paper, cardboard or painted signs.
i . Audible signs.
