Tax Lot 900 was included for overflow park'ng and for better site visability for the proposed building. Because of financial and lending considerations , c ly lax lots 800 and 801 were included -in the lending package for Buildings A and B. This allows the 1/2 of Tax Lot 900 to be used as collateral if another building is eventually constructed on Tax Lot 900. The lender of the Gaarde Park Plaza wants to make certai,► that all of the code re- quirements are met for these `.wo buildings on Tax Lots 800 and 801 and would like a letter to that effect from the City. I have reviewed the plan with that in mind and find that all conditions for set- backs, fire resistive wally and parking can be met within this property. Parking on the Tax Lots 800 anc 801 site will allow for 49 parking spaces (code requires 33) . Sale of the adjacent property is not contemplated but it is under- stood thit in thatevent cross-over easements would have to be granted to insure the continuous flaw of traffic and access through the site for lax Lot 900; thus, insuring the continuance of the existing parking plan arrangement as subulitted an(] constructed. The B Building is 1 '-0" off the contiguous property line and has the proper pro- tected openings when Nitnin 10' of the property line. To insure this, we have moved the door of the Southerly tenant's space to the South of this window wall and have made that door a steel sash with wire glass creating the 10' protected or,ening as called for in the code. No sideyard setback is required in this zone. Wa; ls within 40' are protected by one-hour construction. We would appreciate a letter which states your opinion on this ratter.
