The surface is covered by short grasses and clumps of trees. Abandoned concrete slabs and building foundations are spaced around the west half of the site. T`ie site is split in half by a ravine which runs north-south. The ravi is over 30 feet deep at the north end and shallows and disappears dear th, south end of the site. The sides of the ravine are relatively steep with slopc-s in the range of 3H:lV to 1H:2V. A number of very large poplar and fir trees are located in the ravine. Approximate surface contours ar+� indicated on the Site Plan. 4.2 Subsurface A number of aerial photographs dating as far back as 1956 were examined. Based upon surface topography we believe that the flat area where the ravine currently terminates was once part of the ravine and has been filled. If this occurred, the majority of the fill was placed prior to 1956, and consists of sandy silts and silty sands similar to native soils. Because this material is essentially identical to native soils we have not differentiated between the two soil con- ditions for the purposes of this report. The air photographs do show a shallow swale in the area, so it appears that approximately four feet of fill has been more recently placed. The location of this fill s shown nn the ite Plan, e Plate 1. Our field investigation consisted of excavating 15 test pits to depths of up to 14 feet to observe conditions and collect soil samples for laboratory analy- sis. Test pits were exc3vated on December 19, 1985. Test pits were excavated with a conventional rubber-tirril backhoe that was equipped with an extendable boom. Test pit locations are shown on the Site plan. Test pit locations are based or, pacing from adjacent surface features and should be considered appro- ximate only. The borings were drilled to depths of 40 feet. The locations of the boring; are shown on the Site Plan. Boring lags are presented in Appendix 1 . The borings were drilled on December 26, 1985. In each of our borings, Standard Penetration Tess: (SPT) samples were obtained at selected intervals. An explanation of the SPT appears in Appendix 1 , along with the boring logs. Samples obtained by this method were visually classified in the field by an engineer from our office. Representative portions of each sample were placed In airtight, glass jars and returned to our laboratory for testing. In addition to the SPT, undisturbed samples for strength and consoli- dation tests were obtainea with a three-inch O. D. ring sampler and a three inch O. D. shelby tube samplers. An explanation if these samoling procedures appears in Pppendix 1 . laboratory tests run on the samples include consolida- tion, direct shear, moisture density, and hydrometer analyses for soil classifi- cation. Test pits and borings revealed two F.rincipal soil types; RroSandy Siit - This soil begins at the surface and extends to depths rang- ing from four to as much as 20 feet. The soil is medium dense in consistency and is adequate for the support of structures and pavements. The sinqle most significant feature of this soil is that it is extremely erodible. Exposed at the surface it will wash off and form gullies under light rainfall . At depth, if not properly filtered, it will readily p�pe into drainage fixtures , Potentially resulting in large voids and clogging of pipes and subdrains. The soil is also moderately compressible and care must be taken to limit total arj differential 1 settlements. GraSandy Silt This soil is essentially identical to the one described above except that the soil is It- aced below the permanent ground water table. This soil is saturated year round and is medium dense. As with the brown sandy silt this soil is approximately half very fine sand and half silt. Therefore, the concerns of erodibility are equally appropriate for this soil . 1 Mercury Development 0-4087 January 9, 1986 Page 4 Ground Water - The permanent ground water tahle appears across the site at approximately the same depth as the bottom of the ravine. This is because the ravine acts as a draw-down trench. South of the ravine the permanent; ground water table occurs at a depth of approximately five to seven feet. the zone of permanent saturation is indicated by a blue-gray color to the soil . The seasonal ground water table was evident at the time of our explorations at depths of three to 12 feet. Soil mottling indicates that in wet years the seasonal ground water will rise to near the surface. The seasonal ground water table intersects the ravine and seeps ar.d springs are present along the length of the ravine. Surface water from the property to the south flows onto the site. Currently the water ponds on the south end of the site. This has made the near-surface soils in this area very soft and wet. 5.0 DESIGN RECOMMENDATIONS 5.1 Site Preparation Prior to beginning construction, all areas of the site that will receive pave- ment or fill should be stripped of roots , torpsoil , and undesirable fill . Top- soil thicknesses vary considerably on this site and we estimate that from four to 12 inches of stripping will be required. Deeper stripping may be required in wooded or heavily brushed areas. Stripping will leave the site highly susceptible to erosion, guidelines to limit erosion are given in Section 5.10. Existing fills discussed in Section 4 .2 (and shown on the Site Plan) appear to consist of relatively good quality material , but non-engineered fills can vary substantially over short horizontal distances . We recommend that the top three feet of this fill be removed in all building and pavement areas. The resulting exposed surface should by observed by a representative from our ofV ce, and any areas of soft or undesirable fill should be overexcavated. The resulting surface should then be prepared and filled in accordance w;th subsegUent sections of this report. Excavated material could be reused as fill if it is free of organic matter and refuse, and if it can be adequately compacted. A minimum three foot Mercury Development 0-4087 January 9, 1985 Page 5 thick cap of engineered Fill should be installed in all building or pavement areas. Site preparation for the central ravine is detailed in Section 5.11 . It is our experience that sewer trench backfill in undeveloned areas is norm- ally installed without inspection or compaction. Visual observation of the sewer line across the site indicates that backfill is loose, and generally poor in quality. For this reason we recommend that existing abandoned utilities should be removed. Of particular note is the existing sewer which runs north- south through the site. It is our understanding that this sewer is to be re- placed by a new line (generally located outside of building areas) , and there- fore the existing sewer should be removed and backfilled in accordance with subsequent sections of this report. It is possible that this excavated trench could, in many areas, by used as the canyon subdrain discussed in Section 5.11 . It is recommended that most areas or the site will be prepared during relatively dry weather, however, we have provided recommendations for both wet weather and dry weather construction. 5.1 .1 Dry Weather• Construction - Cyclic wetting and drying, freezing, and con- struction activity have loosened some of the near-surface soils. In all areas to receive fills , pavement, or buildings the stripped surface shnuld be scari- fied to a depth of at least eight inches, brought to near optimum moisture con- tent, and compacted to a minimum of 92% relative compaction. oelative compaction should be based on the modiiicJ AASHTO test methods (designation T-180) . Mois- ture contents will probable need to be in the range of 15% to 20q for adequate compaction, but this may vary with soil type. The native soils are moisture sensitive but should dry relatively quickly in dry weather (with occasional mix- ing or discing to achieve adequate compaction). Even during dry weather it is possible that some areas of wet subgrade will be encountered, particularly in cut areas. The working blanket must provide a firm base for subsequent Fill ins►.,,,Ilation and compaction. it has been our experience that 12 to 18 inches of working pad is ho renally required, depending on the gradation and angu':arity of the work- ing pad material . This assumes that the material is placed on a relatively un- disturbed subgrade in accordance with preceding -ecommendations, and that it is not subjected to frequent heavy construction traffic. Areas usad as haul routes for heavy const-action equipment may require two feet or more of work pad thick- ness. Approved filter fabric, installed on the silt subgrade, may be substituted for up to five inches of working blanket. Filter fabric should be of a non de- gradable, non-woven type similar to fibretex 200 or equal . If desired, we can provide you with simple specifications for this material . Any areas that pump, weave, or appear soft or muddy should be overexcava*.ed and backfilled with compacted granular fill . If significant time passes between fill installa- tion, base course installation and paving, or if significant traffic is routed across the site, we recommend that the site be similarly proof-rolled again prior to floor slab or pavement installation. 5.2 Fills Any fills on this pi-�,iect should be installed on a subgrade that has been pre- pared in accordance wir:h thL recommendations in the Grading Section of this report. Filis shoul." be installed in horizontal lifts not exceeding about eight inches in thickness, and should be compacted to at least 92% relative compaction for silLy soils and 95% for sands and gravels (AA;HTO T-1RO) . This crir.eria may be reduced to 85% in landscaping or planter areas. During dry weather, structural fills may consist of virtually any relatively well-graded soil that is free of debris and organic matter ,ind that can be compacted to the preceding specifications. The existing silty )nd sandy soils encountered at this site (excluding topsoil ) would be adequate for these fills. We point out that the natural soil moisture contents are in the range of 251 to 35%. This would have to be reduced to about 16% to 17% for adequate compaction. Durinq dry summer weather this could require a half a day or more of drying time for each eight—inch thick lift, with occasional mixing or discina. In order to achieve adequate compaction during wet weather, v recommend that, fills consist of well-graded granular soils (sand or sand ind gran,?l ) that do not contain more than 5% material by weight passing the No. 200 sieve. In addi- tion, it is usually desirable to limit this material to a maximum six to eight inches in diameter for future ease in the installation of utilities. The plans provided show very high (10-30 ft. ) areal fills over the majority of the site. If these fills are placed at an improper moisture content or are riot properly compacted, overall and differential settlements in excess of six inches could result. Quality construction control will be required to limit fill settlements. The large areal fills pro- posed will increase the stresses in the existing soil strata and will cause considerable consolidation even if the fills themselves are adequately com- pacted. The extent of the fills is such that consolidation will occur at depths of 50 feet or more. Total areal settlements will likely be in the range of six inches to one foot. Since the soil is rather free-draining the bulk of Mthe settlement should occur within a month of the application of the load and will therefore occur during the site grading and filling process. Final site gradin and 9 preparation paration of building foundations and pavement sub- grades should riot be performed until most of the areal settlement has occurred. We recommend that settlements be monitored during construction. Prior to pre- paration of foundations or T iiidl Trades we would review the results of the moni- w toring to determine the likelihood of further settlement. The monitoring pro- cesses could be carried out by on-site survervors or we could provide thissr- vice. Appendix 2 provides introductory details for a settlement monitoring project, We would be happy to discuss such a program with Vou. 5.4 Floor Slabs After preparation, in accordance with the Grading Section of this report, we recommend that any floor slab areas bc: proof-rolled with a loaded dumpr Any areas that pump, truck. pump, weave, or appear soft or muddy should be overexcavated and compacted fill reinstalled. A minir►,um four inch thickcomnacted crushed rock layershould be installed over thr prepared suhgrade. 5.5 Foundation; The near-surface native soils are suitable for support of foundations on con- ventional spread or continuous footings.9 Building foundations that are estab- lished on natural soils or engineered fill (in conformance with Section 5.2 of this report) may be designed for bearing pressures up to 2000 psf. This Mercury Development 0-4087 January 9, 1986 Page 9 assumes that foundations are a minimum of 12 inches wide, 12 inches deep, and are established on relatively undisturbed soil or engineered fill beneath any topsoil or significant roots . Higher pressures would be possible in most areas of the site, but wc recommend using a reduced bearing pressure due to the high fill depths, the possibility of existing poorer quality fills, and the need to minimize differential settle- ments. The table below summarizes our estimates of maximum foundation settle- ments. Because of the variable fill depths some footings may experience very smali settlements, and differential settlements, may approach the maximum vales tabulated below. The soils at this site are moisture sensitive and become easily disturbed when wet. If foundations are excavated during wet weather it may be necessary to install a thin layer of crushed rock or lean concrete in the excavation bottoms, to minimize disturbance during placement of reinforcing and other construction operations. As observed in our field exploration, exterior Footings should penetrate at least 18 inches below lowest adjacent exterior grade for frost protection. 5.6 Retaining Walls At present we understand that retaining walls up to eight to 10 feet in height are planned. This reduces the active pressure on the wall and increases the wall stability. Occasionally this friction is nrevented by drainage membranes or coatings on the back of the wall . These commonly include the use of bitumen, bentonite or other coatings that serve as a moisture break , as well as some premanufactured drainage-_ membranes such as Enkadrains. Yhenever direct con- tact between the concrete wall and the backfill material is prevented, we recommend the use of the higher pressures ( "without wall friction'') . Slopes steeper than 2 :1 are not recommended. The above values do not take in- to accuunt any surcharge (vehicles, buildings, construction equipment, etc.), so they must be added to the wall design. If design changes and retaining walls higher than 12 feet are planned, we re- quest the opportunity to provide additional recommendations. These values represent our best estimates of long term pressures that will develop in an active state of stress. No factors of safety are included in these numbers. To develop an active state of stress the walls must be free to rotate. Top movements may approach .005 times the wall height. If walls will be restrained from movement by floor Tabor other means the design pressures should be in- creased by 30%. These values assume that retaining structures will be adequately drained as rlisrussed in Section 5. 7. Retaining wall backfill should consist of relatively free-draining granular soil lightly compacted to about 901,' of the maximum density obtained by the Modified AASHTO method of compaction. The back- i fill must be separated from the native soil by a filter in accordance with Sec- tion 5.10. Additional compaction will increase the earth pressure, while a lesser degree of compaction could result in post-construction settleire2nts . Retaining walls that will be subject to surcharge loadings or that do not con- form to the above recommendations, sho-.ild be individually designed. I Mercury Development 0-4087 January 9, 1986 Page 11 Because of space limitation,, at the south end of the site there may not be room to construct a conventional retaining wall . I. more easily constructed retaining structure could consist of a vertical cantilevered wall . This normally consistsof driven sheet piling or driven steel "H" piling with Tag- ging. Due to the high around water level in this area we would not recommend the use of auqered piers. For normal conditions, and a retaining wall height of eight to 10 feet, we would expect that necessary sheet pile penetrations would be in the. range of 15 to 20 feet below lowest adjacent grade and steel "H" pile penetrations would be in the range of 25 to 30 feet. If this type of scheme is desired we would be happy to work with your structural engineers on a final design. 5.7 Subsurface Drain�e Because of the potentially high ground water table at this site, and because of the possibility of building basements, qe consider the installation of an adequate drainage system to be a very important factor in maintaining a stable site. Subsurface drains should be installed around all perimeter footings, and under any basement floor slabs. All drains should be protected by a filter fabric ir accordance with Section 5.10 to prevent internal soil erosion and potential clogging. Drain lines beneath basement fluor slabs should be spaced no more than 15 feet apart. All drains should be sloped to drain by gravity to a storm sewer or other positive outlet. Water from downspouts, and surface water should be in- dependantly collected and routed to a storm sewer. This water must not be allowed to enter the subsurface drainage system. One item of concern is the use of landscaping above retaining walls. Heavy watering in these areas can Iry-rtax a conventional retaining wall drainage sys- tem, resulting in excess hydrostatic pressures against the wall . If irriq,?tion is proposed above walls, it will be important to properly size the wall drain to handle the maximum sprinkler flow r,,ite. Normally this consist, of excavating into the slope face and install - ing a perforated drainage pipe within an envelope of free-draining gravel . Drainage details must be provided on a case by case basis . Failure to insta'l drainage may result in soil slumps or oop-guts. Of particular concern pill be the cut slope at the south end of this site. Proposed finished grades will be below the seasonal qround water table and will be approaching the pc-rmanent ground water, it is possible that a very soft (quick) condition may develop at the toe of this cut. We recommend that a toe drain be installed at Lhe bottom of any cuts deeper than five feet. A typical toe drain detail is illustrated on Plate 2. In addition, soft soils at the toe of the cut :,,lay require a two foot to three foot layer of compacted rock fill to pravide firm conditions for paving (see Section 5.1 .2). The need for this fill should be evaluated based upon field conditions at the time of construction. 5.9 Utilities The sandy silts at this sire are easily excavated and should not obstruct utility installations. Although these soils will stand on near vertical slopes for short. periods of time, they may collapse suddenly and without warninn. Any excavations deeper than four feet should be adequately sloped or shored. In the absence of ground water, unshored temporary cuts may be sloped up to I M V for slopes not exceeding 10 feet high. If grjurd water is encountered in any I excavations, or if cuts will exceed 10 feet, the walls should be braced or else we should be contacted for additional recommendations. No evidence of corrosive soil was encountered on this site. 5.10 Erosion The native soils at this site are primarily silty, very fine sands or very fine, sandy tilts. These soils have a low clay content and hence little or no cohe- sion, making them extremely susceptible to erosion. Erosion can occur in two primary manners. Sur-acp erosion normally takes the form of washouts or gullies, Mercury Development 0-4087 January 9, 1986 Page 14 as surface water washes the soil down stream. Less obvious , but often more serious, subsurface erosion occurs when underground water washes fine soil into pipelines, coarser granular rill , or into weap holes or similar drain- aga facilities. Subsurface Frosion - Subsurface drains have been recommended in various sec- tions of this report (beV nd retaining wills , under basement floor slabs , around perimeter footings, at the toe of major cut slopes, and through the center of the existing ravine). Underground water must flow out of the native silts and inti, these drainage facilities. This water will attempt to carry the native soils with it. If subsurface drains are not properly filtered from native soils they may rloq or significant voids may be created due to piping (internal erosion) of the native soils. Non-woven geut`?xtiles orovide the most inexpensive, controllable, and build- able filter for fine graded soils. These fabrics are indicated on all of our typical details. For coarse soils a large ranr�e of fabrics would be acceptable but the native sandy silts at this site are so fine that most geotextiles do riot meet minimum filter criteria. A locally available, corrnnonly used geotex- t le that is acceot,ble is Fibretex ?00. If other fabrics are to be considered we would be happy to review their properties for acceptability. The widely used Fibretex 150 or Mirafi 140 would not he an adequate filter at this site. Surface - Surface erosion is usually most critical during construction, when large areas of bare soil are exposed. Methods of control will depend upon the construction tlechniquc5 in use and are normally left to the contractor. If construction proceeds during periods of heavy rain it is usually desirable to create a holding pond and filter at the down stream end of the site. This was likFly caused by filling Operations which have changed natural drainage conditions. It will be beneficial to re-establish adequate drainage in this area so that ground water will not continue to erode and soften in place soils and fills. This can be accomplished by continuing the trench drain portion of the ravine drain system to the south bounda ry of the project. This drain should be adequately filtered and continuous with the ravine drain. 6.0 FUTURE GEOTECHNICAL SERVICES The recommendations contained in this report are based on information gathered during our field and laboratory study, and on design information provided by Mercury Development. We have not yet received a detailed copy of the plans r for this project. We recommend that we be provided an opportunity to review the final plans and specifications when they become available. This will allow us to determine whether any change in concept may have affected the validity of our recommendations, and whether our recommendations have been correctly inter- preted. This test and samp- ling method consists of dri-ing a standard 2-inch outside diameter split barrel sampler a distance of 18 inches into the soil with a 140-pound hammer free-falling a distance of 30 inches . The number of blows for each 6-inch interval is recorded, and the number of blows required to drive Lhe sampler the final 12 incnes is considered the Standard Penetration Resistance (N) or blow count which is L)resented on the boring logs in Appenuix A. If a total of 50 blows is recorded within one 6-inch interval , the blow count is record- ed as 50 blows for the number of irches of penetration . Thi resistance, or N-value, provides a measure of the relative density of granular soils or the relative consistency of cohesive soils ; these values are plotted on the attach - ed boring logs . The soil samples obtained from the split barrel sampler were classified in the field and representative portions placed in water-ti%ht containers . The sam- ples were then transported to our laboratory for further visual classification and laboratory testing. Samples ara generally saved for a period of ninety days unless special arrangements are made. UNDISTURBED IjAMPLING METHOD Some andisturbe1 samples were obtained by pushing a 3-incK outside diameter, seamless steel Shelby tube into the soil by the hydraulic system on the drill rig in accordance with ASTM D-1587. Since the thin wall tUhe is pushed rather than driven, the sample obtained is considered relatively undisturbed. The sample was classified in the field by examining each end prior to sealing with plastic caps . The samples were then transported to our laboratory where they were extruded for further classification and laboratory testing. RING SAMFLER Another method of obtaininq samples for laboratory use was by driving a 3-inch outside diameter, ring-lined sampler into the soil using the driving method of the Standard Penetration Test, in accordance with ASTM D-3550 . This method allows gathering of relatively undisturbed samples which may be used directly in test apparatus without prior trimming or disturbance caused by sampl., ex- t�-usion. Essentially acting as a double barrel sampler, the outer barrel acts like the split barrel sampler of the SFT test in tranJerring the energy of the hammer to the soil . Settlements of this mag- nitu-4e may impact structures and pavements. It would be desirable to monitor settlements and if necessary, to delay some construction until the majority of settlement is complete. There are two principal methods for checking settle- ment. Settlement Monitors - The most complete information is derived from settlement markers, normally installed as shown on the attached plate. These markers are installed prior to fillinq, and are monitored as fills are placed. Additional pipe sections may be added as required. They allow measurement of total settle- ments that occur, and because settlements are monitored durinq the filling pro- cess they allow a fairly accurate determination of rate of settlement and esti- mated residual settlements after the fill is completed. Their principal dis- advantage is that they can be damaged during construction and can slow the rate of fill placement because of the need to work around them. A more convenient method of settlement monitoring consists of a buried hydraulic sensor (essen- tially a manometer) with a remote readout. Once installed, this equipment does not obstruct construction and settlements are read at a station located 100 feet or so away, connected by buried flexible tubing. This equipment is more difficult to install , and is moderately expensive (cost of installation would probably be in the range of $4,000 to $6,000 depending on the number of instal - lations required). Settlement Flubs - A common, and less expensive, alternate to settlement monitors is to install the fill without monitoring, and then to place survey hubs on the completed surface. Periodic elevation readings are taken on these hubs. Be- cause they are not placed until the fill is complete these hubs do not allow measurement of total settlement (much of which may occur durinq fill installation), and hence percent consolidation cannot be estimated. By periodic reading these hubs do allow a determination of when settlements are essent4d1ly r_omplete, but it is dif;,cult to predict future settlements prior to this time.
