Dear Bob: A fire and life safety plan review was conducted on the above captioned project for compliance with the 1985 editions of the Uniform Building Code (UBC) , Uniform Mechanical Code (UMC) , and Uniform Fire Code (UFC) as amended by Tualatin Rural Fire Protection District's Ordinance 86-5. Plans are conditionally approved subject to the following: 1. Area Separation Wall: Area separation wall between the Firestone Store and future lease area 7, as shown on the plans, shall be of 4•- hour fire resistive construction. Plans show this as a hollow masonry unit wall having load bearing characteristics for the roof. Special. inspector shall be required for the erection of this wall. Also provide this office with documentation that hollow masonry units w?.11 comply with 4-hour fire resistive construction. This can be a certificate from the block manufacturer showing that it complies with one of the U.L. design criteria or other methods of obtaining 4-hour fire resistive construction. Exit Door Hardware: All doors shown on the drapings must be openable from the inside for immediate exit at all times without, the use of a key. special knowledge, or effort. Exterior Exit Door: Hardware for the exterior doors and key operated deadlocks may be permitted where there is a sign posted on or over the door reading, "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" in letters not less than one-inch in height on a contrasting background. (UBC Sec. 3304) Note: This item applies to door Ill only. 6. Double Door Hardware: Double aoors 1123 and 1110 to the used inventory and inventory storage rooms second leaf may be equipped with edge mounted dead bolts. These areas are considered similar to mechanical room spaces etc. . however, primary leaf shall be easily openable from the inside without the use of key, special knowledge or effort. 7. Address Required: The tenant space number must be prominently displayed on the street front where it is readily visible tc drivers and officers of responding fire apparatus and other emergency vehicles. (UFC Sec. 10.208) B. Fire Extinguisher Requirements: Not less than one (1) approved fire extinguisher(s) with rating of not less than 2AlOB:C shall be provided for each 1 ,530 square feet of floor area or fraction thereof. The travel distance to an extinguisher from any portion of the building shall not exceed 75 feet. Article 79 continues to state that waste oil shall not be stared inside but outside in tightly sealed tanks. District Ordinance does r,ot allow above ground storage of Class I or Class II flammable liquids in areas such as the one where this building is being built. Therefore, underground tanks are required for waste oil. Submit drawings showing tank location and piping system which comply with UFC Article 79, Additionally, Tualatin Fire District has a $50.00 plan review and tank inspection fee per flammable or combustible liquid tank. 10. Recommend Automatic Sprinkler Protection: As this building will eventually be connected to a fully sprinklered building, this office advises that automatic sprinkler protection be extended to protect this area. As the rest of the complex has been fully sprinklered and this will be the only portion that is not provided with automatic sprinkler protection during emergency operation procedures, it will become very confusing for fire ground personnel to know just what the situation is in each area of the property, With this confusion, which costs time, fire protection becomes critical.. !I.
