Please be advised that the Planning Director on July 5, 1979, approved
your request for site plan and architectural rn view of the above referenc-

1. That a landscape plan be submitted and approved by Design Review
showing the planting to be placed in the additional landscape islands.
2. 'That the applicant submit an irrigation plan.
3. That the existing nonconforming sign be replaced with a conforming

4. No occupancy o-f any structure shall. take place until after final
inspections have been made and Occupancy Permits have been issued

SITE PLAN AND ARCHITECTURAL REVIE'd:
The app'.icant is p2-uposing to add 582 sq ft of floor area to the existing
rez',durant between the existing building and Pacific Highway.
The site is bounded by Pacific Highway to the Northwest and a 40' public
right-of-way to the northeast. The right-of-way is not improved to City standards
nor delineated in any way. The restaurant shares Tax Lot 1503 with a shopping
complex to the south. The applicant proposes to increase the landscaping in this
portion of the site by addinq landscape islands along the right-of-way.
The building and addition meet parking, access and setback requirements. The
present sign is in violation of our sign code. The landscaping for the entire site
is substandard, however, since the applicant is not the owner but the leasee im-
provements to his portion of the site are acceptable.
STAFF RECOMMENDATIONS:
Staff recommends approval_ with the following condit_ >ns:
