Purpose The purpose of t>,' s inspection is to evaluate the capacity of the roof structure for supporting a second layer of built-up roof. In part, the inspection is performed by specifically identifying the known existing conditions and making reasonable engineering judgments consistent with those findings. P.rsons who were present during part or all of this insp.�ulon include: inspector, owner an6 a fey; tenants. Structure 1. The structure which supports the roof covering is not accessible to inspection and no drawings were available. A definitive structural evaluation cannot be provided unless the ceiling is removed. From trio -Vterior of the building, I saw no evidence of a structural deficiency that would, in my opinion, justify opening up the structure for inspection. 2 . The current owner reported that while remodeling work was being performed on this building a few years ago the contractor found interior steel beams and/or columns. 3. The accessible portion of the roof structure consists of glue-laminated beams (5 1/8 X 11 1/4 nominal dimensions) spaced at roughly twelve feet on center. The unsupported length of the beams over the carport do not exceed 14 feet. REAL ESTATE INSPECT ION BY LICENSED PROFESSIONAL ENGINEERS 12720 S.W. Pacific Hwy. , Tigard, OR page 2 Evaluation 4 . The tctai weight of a second roof covering will increase the design load (self weight of the structure plus snow load) by less than 50. 5. Calculations indicate that the glue-lam beams are capable of supporting a second roof covering if the unsupported span does not exceed 20 feet. Inspection Limitations The inspection(s) performed rely upon the opinion, judgment and experience of the inspector. These inspection(s) are not exhaus- tive. Assumptions are made, when drawings are not available. it is assumed that some of the interior walls are lead bearing. Furthermore, only a limited number of calculations are performed. , Hidden defects and/or hidden damage may have a significant .impact on the visually based conclusions, statements and representations offered.
