SUBJECT: Zoning Violation Recording/Removal
Please remove the notation "zoning violation" for the records for
tax lots 1803 and 1805 of WCTM 2S1 2CB and the northeastern section
of tax lot 4700 of WCTM 2S1 3DA when, and only when, these parcels
are recombined into one parcel. The City had previously requested
that zoning violations be placed on these parcels because the
parcels had been created without City of Tigard minor partition
approv

In addition, t)lease make sure that the southwestern section of tax
lot 4700 of WCTM 2S1 3DA as well as tax lots 4701 and 4702 of that
same map have "zoning violations" noted on the records for these
parcels. These parcels also were created through an unofficial
partitioning that was not approved by the City of Tigard. In
addition, setback encroachments exist for these three parcels since
a garage/carport building crosses the boundaries of all three
parcels. Also, the portion of tax lot 4700 which is located along
SW Watkins Street is substantially smaller than the 10,000 square
foot minimum let size of. the R-3.5 zoning district that has been
applied to this area prior to the i..11.egdl creation of tax lot 4700.
