SUBJECT: 10985 SW Durham Rd. -- Garage Conversion
At your request I sent Albert Shields to investigate what appeared to be conversion of a garage to
habitable space at the above referenced address. In conversing with the owner it was found that
he was const +acting a wall approximately four feet inside the garage door. This four-foot space will
be used as storage fcr lawn and yard tools and equipment. The remainder of the garage is for his
wood working tools. He is not creating habitable space per the definition of the building codes and
thE! use is still accessory to the main home. There is an exemption in the code that allows this type
of alteration without obtaining a permit as long as thev are not creating new bedrooms or habitable
space.
checked with Dick Sewersdorff regarding part'ing requirements for this type of structure. The
Development Code requires only one off street parking space. The parking space do(-s not have to
be in a garage or covered spare, it can be provided via the driveway.
have attached photos showing this alteration and the driveway meeting the provisions of the
Development Code.
The owner will be sending us a letter stating his intentions and the fact that it will be used for tool
storage only.
