Bancroft Street Portland, Oregon 97201 RE: Signs Now (PC 9-110 Carrr3n Center 15967 S.W. 72nd Avenue Dear Sirs: A fire and life safety plan review was conducted on the above captioned project for compliance with the 1985 editiona of the Uniform Building Code (UBS:) , Uniform Mechanical Code (UMC) , and Uniform Fire Code (UFC) as amended by Tualatin Rural Fire Protection District's Ordinar-7e 86-5. 1. Corridor Door: I am assuming the existing corridor is of 1-hour fire resistive construction. That being the case, the new door must b . - rated and labeled smoke and draft control assembly having a fire resistance rating of not less than 20-minutes. The door must be self- closing and must la*ch positively. Smoke gaskets must be installed on the door frame on both sides and across the top where the door meets the stop. 2. Exit Door Hardware: All doors shown on the drawings must be openable from the inside for immediate exit at all times without the use of a key, special knowledge, or effort. (URC Sec. 3304) 3. Exterior Exit Door: Hardware for the exterior doors and key operated deadlocks may be permitted where there is a sign posted on or over the door reading, "THIS DOV*X MUST RFMAIN 'UNLOCKED DURING BUSINESS HOURS" N in letters not less than one-inch in height on a contrasting background. (DIC Sec. 3304) 4. Mechanical Plans Requiredt Plans referred to and examined by this office contained no plans for heating or air conditioning systems. Unless electric baseboard heat is employed, complete mechanical system plans for the HVAC equipment and duct work must be submitted to and approved by this office prior to installation. (UMC Sec. 302) 7. Mechanical Equipment Approval: All heat producing and electrical equipment and appliances installed in conjunction with the construction or occupancy of this pruject must be approved by Underwriters Laboratories, Inc, or other nationally recognized testing agency and installed in accordance with the testing agency's specifications. (UMC Ser_. 502) 3. Address Required: The tenant space number must be prominently displayed on the street front where it is readily visible to drivers and officers of responding fire apparatus and other emergency vehicles. (UFC Sec. 10.208) 9. Fire Extinguisner Requirements: Not less than one (1) approved fire extinguisher(s) with rating of not less than 2A10B:C shall be provided for each 1,500 square feet of floor area or fraction thereof. The travel distance to an extinguisher from any portion of the building shall not exceed 75 feet. (UFC Standard 10-1) 10, Automatic Sprinkler Plans: Plans referred to and examined by this office contain no provisions for the alteration or installation of automatic sprinkler system. Not less than three sets of plans for the installation shall be submitted to this office for approval prior to installation. (UBC 302(b)) N11. Approved Plans on Job Site: One set of approved plans bearing the stamps of the Tigard Building Department and this office must be maintained on the project site throughout all phases of construction J and must be made available to building and fire inspectors for a, reference during required construction inspections. Inspections Required: -Inspection and approval of construction by a representative of this office is required: (a) prig to the cover of any new framing elements Following the installation of all utility runs which will be concealed within wall and partition cavities; (b) upon completion of construction and prior to occupancy of the tenant space.
