Please be advised that the PLanning Director on April 27, 1379 approved your
request for Design Review of storige buildings of the above referenced project.
This approval is subject to the following conditions:
1. That the western most building have at lest a 16' setback from the
northern property line.
2. That the building Lo house the vas pumps meet any fire =codes.
3. No changes will be made to approved plans or specifications unless
formal application is made to the appropriate department and changes
are approved by that department. Applica-'on for changes will be
made in writing and shall include applicable drawings, engineering
specifications and other details requested by the department. No
construction shall take place in these instances until. after the changes
have been approved. Any deviation from this condition wili result in
the immediate posting of a stop work order on the project or any portion
of the project.

Design Review:
The applicant is proposing to build two metal storage buildings in the
rear portion of the lot for Ace Rl.ectric. The sit,2 is zoned M-3. The
existing building meets the park"ng, access, and Landscaping requirements for
the zone. The existing building has only a 2' setback from the north property line.
A 20' setback is required. There are two gas pumps installed at the west
end of the building. The applicant is proposing to enclose the pumps with one
of the metal buildings. The other building is to be placed on the extreme west
end of the site. The western most building is proposed with a 1.0' setback
from the north property line. A 16' setback is the minimum acceptable.
Staff Recommendation:
Staff recommends approval with the following conditions:

Previous Action:
V 7--78 On September 25, 1978 The Tigard City Council g-anted
a variance for a reduction of rear and side yard setbacks,
approving a 5' setback on the south and west side and a 10'
setback on the north side. The applicant has since requested
to reverse the south and north side setbacks resulting in a 10'
setback to the south and a 5' setback to the north.
Parking Requirements:
1 space per 350 sq. ft. of office
1 space per 1500 sq. £t. of storage
3,000 sq. ft./350 8.6 or 9 spaces
4,000 sq. ft./1500 = 2.6 or 3 spaces
total parking required 12 bpaces
Applicant shows only 10 spaces -• two additional spaces are needed.
Site Plan Architect-ral Review:
The applicant is proposing to build an office/warehouse with 3,000
sq. ft. of office space and 2,000 sq. of storage. The building,,
is standard in style with metal roof¢4iding. There is an existing
building on the site used as office space. It will be converted
to storage area or removed. The site plan allows for adequate land-
scaping, however, additional parking is needed. Allowance has been
made to retain many of the existing trees on the site. The site plan
shows parking and landscaping in the public right-of--way.
Staff recommendation:
Staff recommends approval with the following conditions:
1. That the applicant submit a revised site plan showing the ad-
ditional parking prior to the issuance of an occupancy permit.
