Consulting Structural Engineers December 5, 1979 Mr. Ed Walden Cite of Ticaard 12420 SW Main Street Tigard, Oregon 97223 Re: MEEKCOMS OFFICE BUILDINGS Lot #12 Varns Acres Permit #2941 & #2942 Dear Mr. Walden: On the morning of November 29, 1079 I met with you and Mr. Daniel Meekcoms at the site of the above project to view the structural framing accomplished to date, and to discuss revisions to that framing which might b- required by observed conditions. At that meeting :ome items of concern were pointed out by you and me, and their solutions discussed. After reviewing our calculations, and visiting the site again, we propose the following steps be taken to strengthen the building. 1 . Some joints of the studwall top plates have not been adequately staggered for contindity. We propose that Simpson ST2215 strap ties be used at the locations where both members of the double tap plate are spliced at a close proximity, or where the single top plate over the window headers is spliced near the �lnd of the header. 2. WF also propose that the 6 3/4 x 30 GL beam be tied to the 6 x 16 sawn beam with two of the above strap ties so as to develope more :-ontinuity thru the center of the structure. 3. A 4 x 8 header has been substituted for the 4 x 12 header noted on the drawings at the main entry door (door W . We have checked that header and find it to be adequate, so no revisions are required. 4. Ab x 14 beam has been used to support the hallway joists of the Second floor at the stairs. In one building this beam is installed so that it overhangs the side of the supporting studwall . The wall should be furred out, and .an additional stud added under the side of the beam at. the corner of the supporting wall . 408 S.W. The v x 8 column at the exterior wall end of the 6 3/4 x 3G GL beam has been installed with the side of the column overhanging the bottom plate of the studwa.11. Solid blocking should be installed under the bottom of the column so that the entire column area is in bearing. 6. The 6 x 8 column at the interior cantilever location of the 6 3/4 x 30 GL beam has been installed without any column below the floor line, and with a ECC column cap instead of a CC column cap. Additional bearing area :is required under the beam, and columns must be installed below the floor line. We recommend that the situation can be best repaired by following our Detail #1 attached to this letter. 7. The other column supporting the 6 3/4 x 30 GL beam at the interior cantilever location in the other quadrant of the building should also be strengthened at and below the floor level . Our Detail #2 shows how this repair can be done. 8. The floor joists of the upper floor and the roof trusses should be braced with x-bridging or blocking according to the manufacturers recommendations. 9. The roof framing over. the Lobby/Hall area of the second floor should be revised as follows: Blocking is required between the 2 x 10 rafters where they are supported by the 4 x 12 beam. Connections are required between the 4 x 12 beams and the supporting 4 r 6 columns below. Simpson ACE4 post caps are suggested. Additional nailing of the outer wall ledger supporting the 2 x 10 .rafters in hangers is re(,aired. The equivalent of 16d @ 6 inch spacing stag(7ered top and bottom should be used. This would be about 3 16d to each stud. We feel t:iat after these items are satisfactorily completed, the structures should be adequate for the purposes intended.
