DECISION:
A. FINDING OF FACT
1. Background
Tax Lot 1100 belongs to the First Baptist Church whose mein church
building was constructed in 1965) under a permit from Washington
County. Additions to the main church and to an older building,
Boldt Hall, were requestred and approved in 1985, per Conditional Use
application (CU 85-02) .
In 1987, a lot line adjustment application (M 87-03), t,etwean Tax
Lot. 1100 and Tax Lot 825 was app! oved. Tax Lot 825 is the parcel
directly north of the other parcel involved in this application (Tax
Lot 824) and adjacent: to Tax Lot 1100, the churches' parce...
2 . Aiicinity Information
Tax Lot 1100 is within a R-3.5 (Residential., 3.5 units per aci'9)
zoning district, while 'Tax Lot 824 is within a R-4.5 (Residential,
4.5 unite per acre) zoning district. Developments in the vicinity
are primarily single family residences. Tw, apartment ccmplexes are
located south of the church property, ac- oss SW Gaarde, in a R-12PD
(Residential, 12 unite per acre with a Planned Development overly)
zone.
3. Site Informat',.on and Proposal
The church property (TL 1100) is cuy:rf-ntly developed w'..th three
structures (ie. the main church tailding, an older house r.nd a
social/education building known an Rol-it Hall) . Hutchin'e property
(TL 824) is developed with a single family residence- Between the
two developed portions of both properties is a drainage area with a
15 foot wide service easement and an open field.
The applicants are proposing to reduce the church's 4.69 acre site
by approximately 1.0,000 square feet and adding it to Hutchin's .18

arse site. The resulting action would be parcels of 4.46 acres and
.42 acres respectively.
4. Agency and NPO Commentn
The Tigard Fire Diatrict has reviewed the proposal and offered the
following comment:
The District has no objections to the proposal provided any
s-ructures have adequate yards that comply with the Building
''ode.
The Engineering Division, the Building Division, N.W. Natural. Gas,
Portland General Electric, the Tigard Water District and General
Telephone have all. reviewed the proposal and offered no objections
or comments.
No other comment-In were received.
B. ANTLYSIS A.'VD CON17LUSION
The proposed lot line adjustm.Rnt meets the provision set forth in
Chapter 18.162 of the City of Tigard's Community Development Code and
conforms with the City's Comprehensive Plan. The proposal also complies
wits, all the statutory and ordinance requirements/regulations for
seLha.;ks, minimum lot size, etc.
It shr .ild be noted that this lot line adjustment will result i.,
Tax Lot 824 being within_ two r.oning districts, R-3.5 and R.-• !.9. This
situatiun will have no ionpact on the property unless aediti.onal
