CODE VIOLATIONS AT 11145 SW VERDE TERRACE Dear Mr. Gerber, Thank you for your communication concerning apparent code deficiencies at your home. Staff has reviewed the inspection files for your residence and found several references to items you listed in your letter dated September 24, 1997 There also seems to be a lack of continuity in communicating these re!erences, or code violations, from the footing stage to the final inspection. Briefly, the crawlspace low point drain appeared on four inspection reports, but does not appear to have been addressed at the final inspection. Similarly, the relocation of the furnace and the required access is listed three times. On the final inspection there was no access to the attic space and was so written, but on subsequent reinspection was not followed up. We most certainly wish to follow up on this matter. Given the nature of the violations, Hap Watkins, Inspection Supervisor, will be calling you to make an appointment for an inspector to come by and re-evaluate the items you listed Then he will be in contact with the builder to inform him of his responsibilities per the code to correct any deficiencies noted. We enjoy the location and to date have round the people to be very pleasar.. The city employees that we have come in contact with are highly professional in the execution :,F their responsibilities. I am writing to y. he desire to gain some understanding about apparent violations in the new home wt r used. After finding water in the crawl space the water department sent an inspector to our home and we were advised that the foundation was not ire compliance with city codes. Subsequent review by various contractors looking to solving the prob!F;m also mentioned that the foundation and/or the preparation of same was not in compliance with Tigard code. There was no low point drain. Recently we had an inspector from Northwest Natural Gas Co. in to check out our furnace in the ttic. He advised me that tht furnace, the ability to service it, was not in compliance with Tigard codes. In addition, the light switch in the attic used to service the furnace was out of reach, another apparent violation of city code. I have reported these and other incidents to the Construction Contractors Board and have advised the builder, S&P Properties of these apparent violations.
