PURCHASE AND SALE AGREEMENT
FOR PEBBLE CREEK
Th- following provisions are added to and Incorporated by reference into the foregoing Real Estate
Purchase and Sale Agreement and Receipt for Earnest Money(the"Agreement"):
1.
Receipt of Documents: Buyer acknowledges that the premises sold under this agreement are subject
to the covenants, conditions and restrictions set forth in the following documents.
a.) Declaration of Covenants, Conditions and Restrictions for Pebble Creek
b.) Architectural Control Guidelines
2. Association Assessments: Buyer understands that by purchasing and acquiring title to the premises,
Buyer will be a Member of the Pebble Creek Homeowner's Association. As a member of the
association, Buyer shall be required to pay the Assessments as_—ssed by the Association, which is
estimated to be L,: U_ !!I�per month for the Pebble Creek Homeowner's Association. THESE
ASSESSMENTS ARE SUBJECT TO CHANGE IN ACCORDANCE WITH THE INSTRUMENTS
DESCRIBED IN PARAGRAPH ONE (1) OF THE AUP ENDUM.
3. Seller(Costa-Pacific Homes)shall complete home in a good,workmanlike manner in accordance with
plans and specifications within 180 days frond commencement of construction. In the event that
construction is not c-,,knpinted in this time period, Seller wil; refund earnest money deposit upon
purchaser's request. Purchaser will thereby relinquish all right,title and interest in said property
4. Subsequent Purchasers Buyer assumes responsibility for providing to any subsequent purchaser of
the premises copies of the documents described in Paragraph One (1)of this Addendum and other

8. Changes: Any changes in work yet to be completed must be set forth on Seller's Change Order form,
showing the scope and cost of the change. All Change Orders are subject to production schedule for
