Building No. 240/Lumbermens Tenant Improvement
Pacific Fealty Associates, L.P. ("Pac?rust") is writing to request a
temporary Certificate of Occupancy for the Lumbermens tenant improvement
in Building No. 240 at Pacific Corporate Center. We discussed the
following building features which would be required by code for a
permanent Certificate of Occupancy:
1 . Elevator lobbies to have one-hour, fire-resistive walls all around.
Elevator lobbies to have smoke detection complete for closing of any
smoke/fire doors on magnetic hold-opens, and for operatioi-i of elevator
recall features. All fire doors enclosing elevator lobbies to be
complete. Elevator machine room smoke detection and elevator intertie
complete.
2. Stair enclosure walls and doors to be complete. Doors within stair
enclosures to be labeled with floor numbers.
3. Exit passageway walls and doors to be complete from north and south
stairs to building exterior, first floor.
4. Third floor corridor walls and doors to be complete.
5. Fire protection sprinkler system complete, including sprinkler heads
both sides of glass at Lumbermens' suite entry.
6. Fire alarm central station monitoring complete for water flow and
tamper switches.
7. Smoke detection in third floor corridor complete. Horn and strobe
notification of alarm condition in third floor corridor and within the
Lumbermens space. Pull stations for fire alarm on third floor if
required by fire code. I
8. Toilet rooms and drinking fountains at third floor complete.

PacTrust is requesting the following modifications to the above list for
temporary occupancy of Lumbermens, during the time remaining space in the
building is unleased/unoccupied:
1 . Vacant tenant sides of walls surrounding the elevator lobbies to have
5/8" fire-rated sheetrock attached to studs with crews only; fire
taping to be omitted until space is finished. Fi. , doors surrounding
elevator lobby on first floor to be incomplete, but Door #202
(o,ie-hour, smoke tight, top of stair from first floor to second floor)
to be complete.
2. Vacant tenant sides of walls at stair enclos;ires to have 5/8"
fire-rated sheetrock attached to studs with screws only; fire taping
to be omitted until tenant space is finished. Stair enclosure walls
and doors at north stair to be incomplete.
3. Vacant tenant sides of exit passageway on south end of building to
have 5/8" fire-rated sheetrock attached to studs with screws only;
fire taping to be omitted until space is finished. Exit passageway on
north end of building to be incomplete.
4. Third floor corridor from center stair to Lumbermens space to be
complete, except for sheetrock omitted on the vacant tenant sides of
walls. third floor corridor north of Doors #303 (North Elevator Lobby
Doors) to be complete.
5. No compromise.
6. No compromise.
7. Smoke detection and horn/strobe notification on third floor to be
provided south of Doors #303 (North Elevator Lobby Doors) and
notification provided withi ; Lumbermens space. Detection and
notification in the corridor north of Doors #303 (No; th Elevator Lobby
Doors) to be incomplete.
B. No compromise.
With the exception of hanging sheetrock on vacant tenant sides of
"corridor" conditions, and taping and finishing of sheetrock on vacant
tenant sides of elevator lobbies, stair enclosures, and exit passageways,
all items listed above are expected to be complete approximately May 1 ,
1995. We would like to address vacant tenant sides of referenced walls as
space becomes occupied.

1. The entry door and side light shall be protected with a quick-response
sprinkler head at both sides of the opening and the space shall be fully
sprinklered and have audible and visual alarms activated by the main
corridor detection system pursuant to the corridor openings modification
granted for the building.
2.. Exit doors (301 B) and (104A) shall be openable from the inside without
the use of a key or any special knowledge or effect. This includes the
use of the electrical release that is being installed an these doors.
3. All interior walls shall be effectively braced along the top of the wall
every ten �e�'t unless a design is provided. 2309(b) .
4. Fire extinguishers shall be installed per UFC Standard 10-1. Provide not
less than three 2A1.OBC extinguishers near the exit doors and within 75
feet maximum travel distance from any usable portion of the tenant space.

5. The counter in the lunch room must comply with Sec. 3109(k) 2. Most often
the counter has a 34' maximum height and 24' maximum depth. Controls must
also comply. See figure 6 at the end of Chapter 31.
