Dear Sire
As you required of the owner and builder of the the residence at
11165 S.W. Navere Place, Tigard, Oregon, I have analysed the
structure of the garage portion about which you had had some
concerns. As you suspected, thane were some problems in the
structure adequacy of the floor joists, the ledgers supporting
the joists at the walls and the beams supporting the joists at
the center of the garage.
The structure as constructed was inadequate to support the
combination of loadings required and therefore it is necessary to
reduce the total loa;ling of the structure or to improve the load
carrying capacity of the members. After investigating the
various methods of improving the load carrying capacity, it was
decided that it would be more practical to reduce the total load.
I hava there-fore changed the concrete floor from the original
common 150 pcf concrete to that lightweight concrete generally
available of 115 pcf . It will be allowable for the concrete to
be as much as 120 pcf . With the addition of 2 x 10 on each side
of the beams adequately supported and an additional ledger under
the existing ones to provide additional support the structure
will be adequate using the lightweight concrete.
I have enclosed copies of my computations, the summary of the
results and the restrictions which must be met for my analysis to
be valid.

;I.IMMARY
'rhe garage floor- construction was analysed u,.,i nq the
required live loading, expected dead loading aid the
properties of the structural materials. Using the density
of common Portland cement concrete, the dead loads imposed
on the structure were too high for the .joists placed in the
floor. The analysis was then performed using the density of
light weight concrete with a density of 115 pounds per cubic
foot. With a few additions as described below the structure
will be adequate for the proposed use.
Loading assumptions for the floor are as follows:
( 1 ) Area 1 shown an sheet 1 is an area which will not be
used forparking but will possibly be used for a workbench
or garden tool storage. This area will be raised above the
floor of the garage portion approximately four inches to
inhibit parking.
(2) Area 2 and a portion of area 3 will be used for parking
and will have a concrete floor, the depth of which will vary
from three to five inches from the garage door to the back:
wall .
(3) Area 3 will have a portion of its surface covered with
concrete as described above and the remainder will be used
as a i.iti l i ty room with a wall to s,,n:rate it from the
garage.
RESULTS
'The joists are adequate to sustain the design loads.
The beams under the floor are inadequate as constructed:
However. with the addition of a 2 x 10 securely nailed on
ear-h side of them which is also properly supported by the
columns. the beams/'N10 combination will be adequate to
sustain the design loads.
The columns are adequate to carry the design loads it
both axial load and end bearing.
The ledgers are insufficiently nai1ed to suppc,-t the
design loads. The loading requires at least 7 - 16d nails
per each joist. The ledgers are now hidden sufficiently by
the _joists and the joist hangers that renai1ing would be
difficult if possible. Placing another ledger directl
lander the existing ones. forcing i t tightly against them
nailing with at least four (4) 16d nails per stud

RESTRICTIONS:
(1) The concrete supplier shall certify to the Engineer
that the concrete supplied will be light weight concrete
with a density not to exceed one hundred ( 120) pounds per
cubic foot.
(2) Builder shall use utmost care in workmanship to insure
that fit, support and nailing of structural members will
insure that new members share the design loads in proper
proportion with the existing members.
(3) No additional deviations from the structural plans.

of the Engineer.
(4) Builder shall request reinspection of the structural
support gy=tem by the Engineer before placement of the
concrete for the garage floor. Suff2cient advance notice
shall be given to allow for correction of any deficiencies
whi ch may be found.
