Herewith plans revised as per your red lines of this date as
follows :
Storm D-ainage has, not been revised . Existing storm
v, "inage system is in place 80 feet West of our West line .
T.,w catch basin that I have shown is adequate to serve this
section even when tax. lot 1800 is developed . The existing
system West of this evidently relies on drywells . This ipn
apparently has been adequate. T have graveled this area for xl
the past ten yem-s and have not seen any problems .
Eventually the area might be piped to the creek eliminating
the drywells . The better plan for piping to the creek would
be to install the rain line on "he South side of Dakota . The
topography slopes t.-) the North and the South side of the
street is almost entirely undeveloped . Installing the
outfall line on the south side would not require cutting into
the street on the North side which is almost entirely all
developed and improvers with street widening and curbs . The
improvement on the Norch side includes a 12 inch outfall as
part of the improvement from the ditch inlet shown on my
plans to the r..reak .
We theref ,re request approval of the storm drainage portion
as shown. . We have include revised standard drawings on the
standards sheet showing a sump type curb inlet as requested .
2 . We have shown installation of a street light and pole at
the entrance to the project .
3 . Mailboxes to serve thes ? 3 lots are already installed on
the South side of Dekota and are now shown .
4 . The extruded curb is no% in place and extends from our
West property line to the West line of Tax Lot 1800 except
for the driveway at Tax Lot 1800 . We propose to remove that
portion of er.truded curb between our West line and the TI_
1800 east driveway edge as shown on the plans . We would than
widen this small portion to match our widening which is only
2 ' at this point . The driveway and extruded curb West of
this point would be retained as is , which looks reasonable
when observed on the site .
S . The overhead power , telephone and TV cable are presently
Installed to the site to servt all 3 lots . We request these
existing services be retained overhead .
6 . The driveway access for pai-c el 1 exits to Tract A
providing one access point for all three parcels onto Dakota .
7 . construction notes for contractor are on sheet 2 in the
lower left corner .
WP are including 7 sets of the revised plans and hope they
can now be approved so the developer may proceed .

APPLICATION: A request for Minor Land Partition approval to divide one parcel
of approximately 41,818 square feet into three parcels of approximately 9,450,
8,043 and 18,696 square feet. ZONE: R-4.5 (Residential, 4.5 units per acre)
LOCATION: 10735 SW North Dakota Street (WCTM 1S1 34DA, tax lot- 1700)
DECISION: Notice is hereby given that the Planning Director's designee for the
City of Tigard had APPROVED the above described application SUBJECT TO CERTAIN
CONDITIONS.
A. FINDINGS rF FACT
1. Vic,.nity Informat;on
Properties located to the north east and west of the site are zoned :-•4.5
(Residential, 4.5 units per acre) . The property located at the
southeastern corner of the site is zoned R-12 (Residential, 12 units per
acre) . Properties located to the south are zoned R-3.5 (Residential, 3.5
units per acre) . The surrounding parcels are substantially developed with
single family residences.
2. Site Information and Proposal Description
The subject site fronts SW North Dakota Street. A single family residence
is presently under construction at the northern end of the site. Access
to this residence will be provided by a paved driveway located on the
western boundary of the site. There are a few Ceder, Ash, Oak and Fir
trees located on the site.
3. Agency and NPO Comments:
The Engineering Department has reviewed this application and submitted the
following comments:
1. Streets:
The site fronts S.W. North Dakota rtr_eet which is classified as a
minor collector street. The existing roadway has approximately 25
feet of pavement with no curbs or sidewalku on either side of the
street that fronts this proposed development. However, to the east
of the site road improvements; curb and sidewalk, have been made.
Therefore the applicant should be required to install half-street
improvements along the frontage of the site.
Existing right-of-way is 40 feet, 20 feet from center line, therefore
additional right-of-way is required to increase the right-of-way to
30 feet from centerline.
2. Sanitary Sewer:
There is currently is an existing 8 inch public sanitary sewer line
located in S.W. North Dakota Street with sufficient capacity to
handle this development. Therefore, the applicant should be
required to connect to the existing line.

6. A street opening permit shall be obtained by the applicant from the
Engineering Department prior to doing any work within the right-of-
way.
THE FOLLOWING CONDITION SHALL BE REQUIRED PRIOR TO BUILDING PERMIT ISSUANCE:
1. Provide the Engineering Department with a recorded reproducible copy
of the final survey; or if not recorded with Washington County but
has been approved by the City of Tigard the applicant shall have 30
days after recording with Washington County to submit the copy.
THE APPLICANT SHOULD, IN ADDITION, BE AWARE OF THE FOLLOWING SECTIONS OF THE
COMMUNITY DEVELOPMENT CODE THAT SHALL BE COMPLIED WITH, AS A MINIMU11, PRIOR TO
PLAT APPROVAL:
1. SECTION 18.108.070(1. - C) Minimum Requirements: (Residential Use)
A. Vehicular access and egress for single-family dwelling units on
individual lots, residential use, shall not be less Lhan the
following:
For 3 to 6 unitu; 1 driveway, with a minimum access width of
30 feet; and a minimum pavement width cf 24 feet, curbs and
sidewalk required.
B. Private residential access drives shall be provided and maintained
in accordance with the provisions of Section 1.0.207 of the Uniform
Fire Code.
C. Access drives in excess of 150 feet in length shall be provided with
approved provisions for the turning around of fire apparatus by one
of the following:
1. A level, circular, paved surface having a minimum turn radius
measured from centerpoint to outside edge of 45 feet, or
2. A level, hammerhead-configured, paved surface with each leg of
the hammerhead hav+.ng : o nimum depth of 40 feet and a minimum
width of 20 feet.
2. SECTION 18.162.080 Final Plat Application Submission Requizements
A. Three copies of the partition plat prepared by a land surveyor or
engineer licensed to practice in Oregon, and necessary data or
narrative.
B. The partition plat and data or narrative shall be drawn to the
minimum standards set forth by the Oregon Revised Statutes (ORS
92.05), Wachington County, and by the City of Tigard.
