Please look at accessible items A-G and submit a price list which totals 25% of the 7rolect costs with the plans corresponding to such items. ARCHITECT'S RESPONSE: + The existing improvements of the Trane space currently meet or exceed the accessible items A-G as established in UBC Section 3112 (a)1. The parking areas have recently been restriped and is code accessible. All entries into the space are code accessible. The toilet rooms have recently gone through -' an extensive renovation bringing them up to foil Chapter 31 and ADA compliance. 5 Therefore we have directed our efforts towards.-liminating the few remaining nun-compliant issues within the space, as are described as fellows: 1) Removal of handicapped restrictive doors 142A, and 145B, and their non-compliant(18") jambs. Site Information and Proposal Description The triangular shaped, 4.25 acre site is Flat, vacant, and covered with short grasses. The property is bounded on the northeast by the Sauthern Pacific Railroad tracks and on the wrest by a single railroad spur track. The property has approximately 320 feet of frontage on I Kable Lane. The applicants propose to developtwo flex-space industrial buildings on the site. The southern building (Oregon Business Park Building � 218) would be 37,500 square feet in size, 28 feet tall, and will face Kable Lane. Six loading docks will be located on the building's west side. Building 220 will be 18,750 square feet and 28 feet tall. The buildings will be surrounded by parking areas on the west and north a sides, a loading area driveway on the west, and a 30 foot deep lai;dscaped front yard on the south. The proposa� complies with C=mjnity Development Code requirements for street trees and parking area trees, access, internal - circulation, vision clearances at driveway-roadway intersections, and connection of the development to necessary public services (water, sewer, k storm sewers) . The proposal generally complies with code provisions for parking, although minor modifications to the site plan are necessary.
