Tigard has APPROVED the above described application subject to certain
conditions. The findings and conclusion-t on which the Director based his
decision are as noted below.

regarding this property.

There is currently a sirgie family residence located cn the front-
portion of this lot. The applicants are propo3ing to w ila a 224
square foot, twelve feat tall storage shed on the rear half of the
lot. Tie accessory structure will be set away from ' k- side an•i rear
property lines by fivs: feet. The shed will i)t contain any
electrical or plumbing hu.,kups.
4. Agency and NPO Comments
The Building d vision commenter; that a building permit is required
prior tn construction of the shad.
No other comments were r•rceived.
R. ANALY31S AND CONCLUSION
The proposed accessory structure meets the provisions set ;i.r' 'i in Chapter
16, 144 of the Community Development Code (CLEC) . In residentially zoned
districts and on a lot less than 2.5 acres, accessory structures up to 500
square feet art permitted with the Planning Uirector' -s approval. Such
structures must be heated at least five feel. from the rear and side
property lines.

As discussed in the proposal description, the storage shed will meet both
size limitations and setback requirements. o building permit will be
required from the Building Division prior to construction.
C. DECISION
Tho Planning Director approves M 87-16 subject to the following conditions:
1 . A building permit shall be obtained prior to construction of the tool
shed.
2. The building shall have a minimum setback of five feet from all
property l inc i.
3 . This approval is valid if exercised within one year of the final
decision date noted belcw.
