Dear Mr. Keller: This is a Fire and Life Safety Plan Review and is based on the 1985 editions of the Fire and Life Safety Code (UBC) , Mechanical Fire and Life Safety Code (UMC), Uniform Fire Code (UFC) , and other local ordinances and regulations. Plans are conditionally approved subject to the following items: 1. Nitrous Oxide Storage: Storage rooms containing nitrous oxide shall comply with requirements of Uniform Fire Code. This room shall be of not less than one hour fire resistive construction throughout. Doors shall be not less than 20 minute doors, equipped with smoke gaskets, self-closing and latching. This room shall be pro»'_ded with ventilation. Ventilation shall not oden into the remainder of the building but shall be shafted to the exterior of the building. 2. Automatic Sprinkler Plans: Plans referred to and examined by this office contain no provisions for the alteration or installation of e.utomatic sprinkler systen. Not .less than. three sets of plans for the installation shall be submitted to this office for approval prior to installation. UBC 302.(b) 3. Building Corridor Protection: Reli.te and building standard glass door shall be either equipped with deluge sprinklers as per the building standard protection or the door shall be a self or automatic closing twenty minute fire resistive door and door assembly kdoor, frame, etc. ) equipped with smoke gFr.kets. Relite adjacent .i the door shall be not less than quarter inch wire R.i.ass set in steel frames. Door Hardware: Al!. doors shown on the drawing must be upenable from the inside for immediate exit at all times without the use of a key, special knowledge, or effort. UBC Sec. 3304 5. Exterior Exit Door: Hardware for the exterior- doors and ke; operated deadlocks may be permitted where there is a sign posted on or over the door reading, "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" in letters not less than one-inch in height on a contrasting background. UBC Sec. 3304 6. Approved Plans on Job Site: One set of approved plans bearing the stamps of the building department issuing the construction permit and this office must be maintained on the project site throughout all phases of construction and must be made available to building and fire inspectors for reference during required construction inspections. UBC Sec. 303 7. Required Occupancy Certificate: Prior to the use and occupancy of the project (space) , a certificate of occupancy or other written instrument of approval must be obtained from the building department issuing the construction permit.
