I. INVITATION TO BIDDERS AND INFORMATION FOR BIDDERS

1. Sealed bids will be accepted from invited bidders by Mr. Rick Martinson,
SimmCo Properties Inc. at 400 SW Sixth, 8tr ,r, :Portland, OR 97204 on or
�+ before February 11, 1991. A copy of each bid shall be forwarded to Diantha
Knott & Associates. Each bid shall be in accordance with the Drawings and
Specifications prepared by Diantha Knott & Associates, 101 SW Main, Suite
705, Portland, OR 97204.
2. The propo„red work consists of approximately 1500 square feet of
improvements within an existing building.
3. Confirm tenant move-in and arrange access to the site with Mr. Rick
E ! Martinson, SimmCo Properties, (503) 222-0595. Contractors must review
existing conditions before submitting bids.

a a 4. Bids are open to invited bidders only, unsolicited bids may not be considered.
a� 5. No bidder may withdraw his bid after the hour set for opening unless the
Award of Contract is delayed more than sixty (60) days.
6. The Owner reserves thn right to reject any and all bids, to waive any
informalities, and to accept only such bids or partial bads as may be to the
Owner's best interest.
7. Bidders shall comply with the following conditions
a. Submit bids on attached bid form. each sheet shall be signed by bidder.
The correct legal address of bidder shall be submitted on the bid form.
b. A price shall be submitted on each item shuvin. Bidder wishing to
' make further alternate proposals shall do so on a separate form stating
complete conditi ms under which alternate is proposed and change in
r price, if any.
C. Submit bid proposals in sealed envelope clearly marked "Bid for Dr.
Orazio Tenant Improvements.”
d. Pioject work must start within 2 days of notice from Owner to proceed.
' Construction shall be for tenant move-in on April 1, 1991.
e. The Contractor shall submit an itemizes', breakdown of the cost with
his proposal, for work as required to complete the tonant
improvements indicated on the drawings iiidicated at the end of the

III. SUPPLEMENTAL GENERAL CONDITIONS
' i 1. Payments and Completion
a. Based upon application for payment on approved form submitted to
Designer for approval, the Owner will make monthly payments to the
Contractor for labor and materials completed, installed and accepted.
Applications can be made monthly and at substantial completion. A
10% retainage will be held until certified final completion.

a. The Work consists of the construction of office and examination areas
within an existing office building. The following description of work is
general and is to be read in conjunction with the Drawings and
Specifications:

1. Remove existing partition shown and provide new structural
support as shown. Construct new interior walls. Revise existing
and provide new mechanical, electrical, plumbing, rough and
h w" finish carpentry, finishes and related work. All work is to
comply with all prevailing building codes.
2. Permit and Fees
It. Contractor shall he responsible for all necessary permits, fees,
inspections and approvals including but not limited to: general permit,
electrical, mechanical and plumbing permits from State and City
Inspectors.
3. Schedule
a. All work to be completed before the tenant move-in date of April 1,
1991. Contractor is responsible for scheduling to complete all work
within the time specified. Provide copy of schedule to Owner and
Designer shoving times and dates that each trade will be working.
b. Tenant's equipment supplier is Mr. Dave Anderson of Burkhart Dental
Supply Co (252-9777) Contractor to incorporate their equipment
installation in schedule as required to accommodate construction
Dcompletion by April 1, 1991.

y� Section 02070 Demolition
c'J 1. Accomplish all necessary demolition to complete the work shown on the
drawings and described herein. Remove and dispose of rubbish and waste
� materials in a manner to comply with codes, ordinances, regulations, anti-
pollution laws, and building requirements. Do not allow materials to
accumulate on site, remove at end of each day. Schedule demolition and
removal so as not to disturb existing tenants in the Commons.
2. Protect all adjacent finishes from damage. Promptly repair damage caused by a
demolition operations to adjacent facilities at no cost to the Owner. Provide
all shoring and bracing required to support existing structure until
completion of work.
4.; Section 06100 RouQ,t Carpentry
1. Provide sufficient framing for wall openings for ductwork, return air
openings, and grille openings above and below hung ceiling. Framing shall
be coordinated with HVAC Drawings. Openings shall be properly sealed for
soundproofing and vibration.
2. Provide blocking as shown on the Constru t.on Drawings, or as required for
support and/or attachment of items to walls.
3. Provide wood studs where shown or required in the construction of steel stud
' partitions.
4. Lumber and stock shall be sound, thoroughly seasoned, and well
manufactured, free from waves that cannot be corrected in the process of
bridging and nailing. Lumber shall be fire treated to meet governing codes.
1 5. '.Moisture content 'or blocking adjacent to finish millwork shall not exceed 5%
and shall be kiln dried.
Section 6200 Finish Carpentry
1. General Items
ea. Quality: Architectural Woodwork shall be manufactured in accordance
with the standard's in the current edition of the Architectural
Woodwork Institute publication "Architectural Woodwork Quality
Standards" for custom grade plastic laminate cabinets.

b. Cabinetry attached to premises shall comply with the building and fire
i codes of the City of Portland and the State of Oregon.
C. Millwork finishes shall be as noted on detail drawings concerned.
d. All melamine and plywood millwork shall be edge banded to match
I! the adjacent surfaces as shown on the Drawings.
e. Adhesives for adhering the laminates shall be of types recommended
for each specific use by individual manufacturers. Backing sheets shall
be used where recommended by the Arcnitectural Woodwork Institute,
and as shown on details.
f. Finished wood veneer shall be free from knots, shakes, and other
defects affecting wither durability or appearance and shall be carefully
r' selected for grain and color so that there will not be marked va-iation
at joints between veneers.

Section 08200 Doors and Frames F

1. Door frames to be Timely metal frames, rated where shown, by Steel Craft,
Fenestra or approved equal. Provide reinforcement and preparation for
n hardware and hinges specified. Factory prime for finished paint. Paint color to l
be selecied.
2. Use doors from building inventory if possible. Confirm available stock with
Owner. Door #1 to match building standard tenant entry door and relite. Door
#2 to be french door with wood trims and glass panels.
)' 3. Doors shall be flush type, 1-3/4" thi;:k, of 5-ply construction with fare veneers
bonded to both faces. Cores shall be particle board, 30 to 32 lbs per cu. ft.
' density. Cross bands shall be thoroughly kiln-dried hardwood, 1/16" thick,
extending full width of door.
4. Submit written agreement in door manufacturer's standard form signed by
the Manufacturer and the General Contractor agreeing to repair or replace
defective doors which may have warped (bow, cup, or twist) or which show
photographing of construction below the face veneers, or do not otherwise
conform to tolerance limitations of NWMA.

5. Condition new wood doors to average prevailing humidity in installation
area prior to hanging.
6. Door frames shall have silencers that shall not be painted, but shall be clear or
shall match door frame in color and tone as closely as possible.
7. Doors shall be installed by experienced workmen in a manner conforming to
the printed instructions of their respective manufacturers and best trade
practices.
8. Wood and metal frames are to be inste lled in prepares, openings in
accordance with the best trade practices. They shall be set plumb, square, and
level in correct alignment with fioor, ceiling, walls, and other work, and shall
be rigidly anchored and braced with anchors built in. Frames found to be out
of square or true alignmEnt at the time, of hanging doors shall be reinstalled at
no additional cost to the Owner.
9. Examine door frames to c!ify that franies are the correct type and have been
installed as required for proper hanging of corresponding doors. Do not
proceed with installation until unsatisfactory conditions have been corrected.

Section 08700 Finish Hardware

3. Install gypsum wallboard in accordance with the recommendations of the
USG "Gyf sum Construction Handbook", latest edition. Conform to all
building code requirements for attachment and fire rated construction.
Provide two hour protection to all structural steel columns.
4. Where full height partitions abut window mullions, provide and install
sound barrier to eliminate passage of sound between divided areas.
5. Partitions shown aligned with base building structure shall have a flush at«l

6. Partitions are to be attached at floor and ceiling. Provide continous foam tape

Section 09510 Acoustical Ceiling

1. Provide new ceiling to match building, standard acoustical lay-in ceiling.
Ceiling height throughout tenant space to be 10'-0" unless otherwise noted.
2. General Contractor shall check ceiling heights and ceiling plenuin conditions
for clearance of ductwork, lighting, sprinkler lines and other ceiling
obstructions to ensure the dimensioned finished ceiling height shown on
Construction Drawings. Discrepancies will be brought to the Designer's
immediate attention.
3. Ceilings in closets shall be of same height and construction as adjoining space,
unless otherwise noted.
4. Provide and install ceiling access tiles to proAde access to air conditioning,
plumbing, electrical controls and equipment requiring access.
5. Components of ;he suspension system and method of suspension shall be of $'
r' the types approved by local and state building codes and a3 rc_ommended by
the manufacturer. The system shall be supported in order to carry the ceiling
without exceeding a deflection of 1/360 of its ,pan. Install so that no
dimensional creepage occurs. Light fixtures shall be independently supported.

3. Patch cracks, holes and other imperfections (projections shall be removed and
patched) with a good quality rubber underlayment to provide a continuous,
level, smooth floor surface.
4. Immediately prior to the installation of resilient flooring, floor shall be
thoroughly dry broom cleaned, free of grease, oil, paint, varnish, hardeners,
e spattered cement, plaster droppings, or materials that would interfere with
proper installation of the tile. Do not commence installation if condition •
exists that will prevent satisfactory completion of Work.
5. Partitions shall receive a cove base provided and installed by Owner in areas
noted to receive hard flooring material. Base shall be smooth, 4" high, Mercer
vynite/rubber base with rounded tops, color to be selected. Cove base shall
have preformed internal and external corners.
6. Resilient flooring and bases shall be installed in strict accordance with the
manufacturers instructions. Installation shall be free from buckles, bubbles,
open joints or other imperfections. Seams shall be kept in accurate alignment
along both coor(linates. Flooring having chipped or rounded corners will be
rejected and, if laid, shall be removed and replaced with acceptable flooring at
no additional cost.
7. Spaces being surfaced shall be closed to traffic and other work during
installation of resilient flooring.

8. Undamaged excess resilient flo wring shall remain the property of the Owner
and shall be stored where directed. If unbroken cartons may be returned for
credit, Installer shall do so, and credit shall be applied to the Owner.
9. Prior to occupancy, flooring shall be cls•aned and polished according to the
manu;ac:turers recommendations, inc1L .ig removal of spot- )f adhesive
and surface stains.
Section 09680 Carpeting
1. Carpet style and color to be selected by Designer, furnished and installed by
Owner. Carpet pad to be contract ,rade Nova Cushion, provided and installed
by Owner.

3. Refer to drawings for material specification. Submit 24" x 48" samples of each
carpet type and color, in addition to threshold and reducer strip samples, and
product data for each carpet type for review and acceptance by Designer prior
to their order or manufacture.
4. Submit a proposed seaming diagram indicating directic.i of nap, seams,
n joints, reducer strips and thresholds for Designer's review.

5. Immediately prior to the installation of carpet, sub-flooring shall be
thoroughly dry broom cleaned, ;:.-e of grease, oil, paint, varnish, hardeners,
spattered cement, plaster droppings or materials that would interfere with
proper installation of the carpet. Do not commence installation if any
condition exists that will prevent satisfactory completion of work,

Carpet overrun shall be delivered in continuous roll, securely wrapped to

8. Carpet installation shall be in strict accordance with manufacturers
recommendations. Unsatisfactori- installation resulting from work performed
,r not in accordance with manufacturers recommendations will result in
removal and relaying of carpet or replacement with new materials at no
additional cost.
9. Traffic and movement of furniture and materials shall be rests icted for 24
hours after carpet has been installed.

10. Carpet shall run under open bottom items; install tight against columns,
walls -nd millwork; and cover closet floors s'o that all portions of the floor
area are covered with carpet.

Section 09900 Painting
1. Drawings and general provisions of contract, including General and

2. The General Contractor is to provide paint as specified on all surfaces called to
be painted. Products are to be the best latex available from Miller Paints,

Warnock Hersey will allow multiple vision lights in the B-J
Manufac'-uring 20 minute fire rated door if the following
condi.-tions ar? met :
1 . Vision light frames must be listed by Warnock Hersey or
Underwriters Laboratory.
2 . Each individual _glazing unit shall be perma,.ent.ly
`. Identified with a W.H. I . or U.L. listing mark. The
listing mark shall be visible after installation.

3 . The total area of vision lights shall not exceed 1 , 296
square inches.
4 . The minimum distance from the vision light cut out to
the edge of the door or from any other cut out shall be
five inches.
5 . The minimum distance between light cut outs shall be
five Inches.
i In our conversation, you mentioned tt, c the wood frames had
a Northwest Testing Laboratory certification label . As Northwest
Testing Laboratory is not listed by I .C.B.O. as approved for
testing and inspection of doors and frames, we cannot recognize
these frames as part of the rated assembly. The Warnock Hersey
certification label on the doors shall be considered void if the
doors are installed in theses frames.

codes, and are conditionally approved. Details for the toilet room should `
be revised to comply with Oregon Structural Specialty Code Sec, 510(c).
Specific items to be addressed are as follows: f
1. A base which extends at least 5 inches up the wall.
2. Water-resistant gypsum wall board to fo-r feet above
the floor on walls, adjacent to plumbing fixtures.
3. A 48-inch wainscot on walla within 24 inches of the
water closet.
