Dear Mr. and Mrs. Lxe,
We're writing to identity flaws in the construction of the home we purchased from you on
3-Noventher-1992(L)t 6, Tania Park; City of Tigard building permit 92-02-33, Washington County permit
#05028338), so these flaws Lan he corrected as described in materials I've received from ate Construction
Contractors Board. You'll recall we occupied this home starting on 26-October-1992, paying to, you rent of
$315.00(check#4019), delivered to Melodee Fox (Stan Wiley Realty)on 22-October-1992.
Construction Flaws:
I. Runoff from the lot to the north(Lot 7)drains onto our lot, and flows undo.our
foundation. Significant volumes of water are involved during heavy rains.
2. Watcr damage is visible on the ceiling of the family roont, possibly due to the "dead valley"
in roof between the house and garage.
3. The garage door hinds and won't open when heated by direct sten.
4. A sign advertising Tania Park, large pipes, and other construction debris were left between
our hack fence and Hall Blvd.
.5. Quii,a few cracks have fornied in the drywall, and several poor-quality plaster parch
repairs you made shortly after we moved in remain uncorrected.
6. Sod in the front yatd was placed over rocks and construction debris, resulting in an
unhealthy, uneven lawn.
7. Most door latches stick out and rub on strike plates, staking Tours difficult to close.
8. The lack of caulking under the wooden splash panels in all bathrooms has promoted mold
growth.
9. The caulking used to attach the wooden portion of the handrail on the stairs has come loose,
and we're concerned the added stress on ,he hardware will cause the small Screws to pull out
of the drywall.
i(1. The caulking in the front porch area has developed large gaps,
11, The bannister has loosened sonnewlnat, and there's no visible means to tighten it.
!2. There are several large lumps under the carpet on the stairs.
13 Several tree branches rub on the house when the wind blows.
14. The top of the front dour rubs on the doorfranne, making it difficult to open and close.
(You attempted U►repair thi.,shortly after we moved in, but did not correct the problem.)
15. The range hurner elements don't sit Flat. (We reported this to you shortly after we moved
in, you said we should work this out with your subcontractor, we feel you are -csponsible
for correcting this, not us.)
As we've noted, our earlier attempts to obtain satisfactory repairs were not successful. We're confident
that this time, your prompt action to resolve the problems listed nbove will prove satisfactory.
