NOTICE OF DECISION
ACCESSORY STRUCTURE, (M 4-84)
APPLICATION: Request by Eduardo Castro to construct an accessory structure on
property zoned R-4.5 (Residential, 4.5 units/acre) located at 11940 SW
Burlcrest Drive, Tigard (Wash. Co. Tax Map 1S1 34CA, Tax Lot 2500).
DECISION: Notice is hereby given that the Planning Director for the City of
Tigard has APPROVED the above described applications subject to certain
conditions. The finings and conclusions on which the Director based his
decision are as noted below.
A. FINDING of FACT
1. Proposal Description
The applicant proposes to construct a 10 x 10 foot storage room
adjacent to the garage on the northeast side of the house. A
setback of approximately 13 feet gill be maintained between the
accessory building and the eastern property line.
2. Vicinity Information
The property is located within Burlwood subdivision which is a
single family residential development which is zoned R-4. 5
(Residential, 4.5 units/acre).
3. Agency and NPO Comments
Reviewing agencies have no objection to the request.
B. ANALYSIS AND CONCLUSION
The 100-square foot accessory structure is consistent with the size
allowed in Chapter 18.144 of the Community Development Code. The side
yard setback of 13 feet will meet the requirements of. the R-4.5 zone.
C. DECISION
The Planning Director approves M 4-85 subject to the following condition:
I. A minimum side yard setback of 5 feet shall be maintained.
2. This approval is valid for the period of one year from the final
decision date noted below.
