Selected contractors have been asked to provide a lump sum bid
for this project. Review thea general project, description of
.pork, instructions to bidders, contract documents and specifi -
cations .
Two sets of Drawings will be provided to each prospective prime
Contractor upon deposit of $30. 00. Deposits will be refunded
for complete sets returned in good condition within ten ( 10)
days after bid opening. Additional sets will be made available
upon request at cost of $20/set, which is not re `undable.
Bids received after the time fixed for opening will not be
considered
GENERAL
Proiect Description :
A. The following is a brief o,itline of work to be completed
but shall not be construed as complete.
North side — enclose area under roof overhang. Remove wall
and windows at north elevation to enlarge living room.
Extend floor , walls and ceiling, add new windows and
exterior door . Remove concrete- - !ab section.
South side — cover over and enclose a portion existing
entry atrium. Add new entry door and planter . Roof over
with skylight .
New spa/exercise room -- laundry and den — build to details
as shown connecting to new entry and master bedroom, all
enclosed .
Master Bedroom/Bathroom
Install two new windows in existing master bedroom, west
wall . Remodel existing master bathroom as shown with new
fiberglas shower furnished by owner , Alt. No. l . Close in
existing bath window.
Kitchen and eating area — existing cabinets are removed.
Clean out space down to gypboard walls . Remove walls where
shown and add new walls. Add new pocket door . Add
electrical etc. New cabinets N. I . C. , by Owner. Finish as
shown and required.
Re-Rooting
Remove fiberglas shingles and vapor barrier down to
existing plywood sheathing from entire roof . Install new
felt vapor barrier , fiberglas roofing and flashing as
specified. See specifications.

General : Remove furred down ceiling in entry and hall .
Revise electrical lighting and power in all spaces.
Adjust and add to roof framing as s;iown or required if
framing is not existing as shown.

including carpet , sheet vinyl and ceramic tile.
Include particle board underlayment over new and
existing subfloor and cement board at locations

Coordinate installation with owner .
Contractor to furnish and install subfloor at all new
areas over framing.
3. Removal of plantings for access.
Contractor to prepare and protect areas surrounding
wo-k from damage or other effects of construction after
removal of plant material .
G. All cabinets, countertops -nd backsplash finish, kitchen,
eating and master bath.
Contractor to remove all existing cabinets , counters,
backsplash material at all three locations not
previously removed. Determine on site. Prepare space
to receive new cabinets .

INSTRUCTIONS TO BIDDERS
i . SCOPE
Owner is providing some interior demolition and construction work
prior to this contract being implemented. Determine scope with
Owner .
This construction as described on Drawings and outline Specifica-
tions will be carried out under one General Construction Agreement
covering the construction work for this project. " :he General
Conditions of the Contract for Construction" AIA Document A201 ,
14th Edition 1987 is considered a part of this specification, to
be referred to as the "General Conditions" throughout these
Specifications.
This agreement includes all labor , materials, transportation,
equipment and services necessary for and reasonably incidental to
the completion of all work in connection with the project
described in this document, the outline specifications and
Drawings.
1 . SITE & CONSTRUCTION
CONDITIONS
The Contractor or his authorized agent are to .nspect the site of
the work. The signing of this bid by the Contractor is an
acceptance of the conditions at the site of the work upon which he
is bidding. All attic and below floor crawl spaces are considered
accessible. The contractor will be held responsible for the
completion of ^II the necessary work in accordance with the
Drawings and Specifications including framing adjustments required,
If any, in attic or crawl spaces. Non-accessible spaces exempt.
3. APPROVAL OF
MATERIALS
Each bidder represents that his bid is based jpon the materials
and equipment described in the bidding documents or
equal materials.
Substitution Request : each such request shall include a complete
description of the proposed substitute, the name of the material ,
or equiprr-r -, for w',ich it is to be substituted, drawings, cuts,
performar- -id Lest data, cost savings and any other data or
informatioti, necessary for evaluation. The Owner has the right to
accept or reject any substitution after evaluation.
4. SUBMISSION OF BID
All bids must be prepared on the forms bound herein. A bid is
invalid if it has not been deposited at the designated location
prior to the time and date for receipt of bids indicated or prior
to &ny extension thereof issued to Bidders.
Unless otherwise provided in any supplement to these Instructions
to Bidders, no bidder shall modify, withdraw, or cancel his bid of
any part thereof for forty five (45) days after the time
designated for the receipt of bids in the invitation to Bid. Prior
to the receipt of bids, Addenda will be mailed or delivered to
each Contractor which has received the bidding documents and will
be available for inspection wherever the bidding documents are
kept available for that purpose.
Enclose one copy of the proposal with attachments and conditions
in a sealed envelop with project name identification on the face
and contractor ' s name and address .
5. METHOD OF AWARD
The Owner reserves the righ to request examination of any bidders
subcontractors for approval before awarding contract.
The Owner reserves the right to select or reject any and/or all
bids.
6. FORM OF AGREEMENT
The "Standard Form of Agreement Botween Owner and Contractor" ,
A. I . A. Document A101 , 1987 Edition shall be used in executing this
Contract.
Lien rel .?ases may be required and shall be furnished upon request
from subcontractors prior to final payment.
7. PAYMENT & SCHEDULE
APPLICATION
With each month-end application for payment, the Contractor shall
furnish a statement comprising various listed items which
represent the total amount of work completed to the date upon
which application for payment is made. No application for payment
will be considered unless accompanied by a satisfactory list
without the percent of work completed and percent of work
remaining properly and fully completed, 3 copies each.
The owner shall retain five percent (5%) of the certified contract
payments due until final ac:eptance of the work. in no case will
retainage be less than 200% of the estimated value of uncompleted
work and work requiring corrections, or $1 , 000 whichever is the
larger amount.
6. PERMITS, FEES &
BONDS
Owner will pay architectural plan examining fees only.
Contractor shall be responsible for and include in his contract
all other permits and fees including building, mechanical ,
electrical , etc. , assessments, systems development charges, street
or curb bonds , utility hook-up f'ees, legal fees etc.
The contractor shall obtain all permits, pay all legal fees and
comply with all applicable codes, laws, ord+nances, rules ,
regulations and orders relating to building and preservation of
public health and safety.
Contractor shall secure all certificates of inspection and of
occupancy as required by the public authority.
9. INSURANCE
Contractor shall carry all liability, bodily injury, Broadform
Property Damage insurance sufficient to protect the Owner and
project. Ccnform to all state and local codes, laws and
regulations.
10. CONTRACT DOCUMENTS
FURNISHED
Architect. will furnish five (5) sets of drawings to the contractor
upon award of the contract. Additional returned bid sets, if
available will be proviraed. Additional requested sets , if not

GENERAL REQUIREMENTS & SITEWORK DIVISION 1 & 2
1 . Protection :
A. New Construction :
Protect all construction and materials from damage
including water damage, constructiun damage, vandalism etc.
Cover all building materials from elements when exposed.
Repair and replace all underground utilities damaged during
construction.
B. Existing exposed construction :
Protect and cover watertight at end of each day' s construc-
tion. Replace all damaged materials or surfaces rain, cun-
struction or otherwise damaged.
2. Guarantee :
Provide a 1 year letter of guarantee to Owner for all
construction materials , labor and workmanship at conclusion
of project, and to include assurance that all sub-trades have
been paid and there are no liens against the project. This
letter to be issued at substantial completion of project as
determined by 4rchitect per AIA A201 Document definiti,�n.
3. Excavation :
Excavate as required for footings, foundation work and crawl
spaces. Remove all material and dispose of off -site. All
foundations shall be excavated minimum 38" into existing
grade and as shown. After forms are set, remove soft or mushy
material from bottom of footing trench before pouring.
Architect' s option with extremely wet weather to request
installation and compaction of 4" deep 3/4" minus crushed rock
in forms at no additional expense after removal of mud.
4. Construction area :
Confine all construction materials within the boundary of
the existing site.
Cleanup offsite :
Maintain clear right-of-ways at existing street. Remove mud
or debris collected on street each day. All city regulations
shall be adhered to concerning street blockage, street clean-
up etc. Any costs incurred due to city required cleanup
shag be at the expense of the contractor .
5. Cleanup onsite :
Refer to AIA General Conditions, Section 4. 15
Provide proper removal of all debris and accumulated trash at
interior and exterior work at the ens' of each working day and
cleanup work spaces by sweeping, raking etc. Provide dumpster
as necessary to haul accumulated debris from thp site and
dispose of at approved landfill disposal site. Under no
circumstances will debris be allowed to accumulate. Protect
all lawn and shrubbery areas . Confine all constr�,ction
materials to interior of existing space, principaliv garage.
6. Restoration
Backfill and smooth finish grade at all affected areas. Blend
restored grades with surrounding grades. Leave site ready for
owner' s replanting and seeding.
CONCRETE DIVISION 3
1 . General
.All concret? shall be minimum 2500 PSI compressive strength at 28
days, readymix material to conform to ASTM G 94 with maximum slump
of 4". Cement content to be 5 sacks per yard. Concrete when
placed shall have a temperature between 500 and 700. Do not
install concrete if air temperature is likely to drop below 380
within 24 hours. Verify with Architect.
Concrete frozen or rain pocked will be removed at contractor' s
expense. All footings to bear on firm undisturbed soil . Notify
Architect before proceeding if any unusual conditions are
encountered in footing excavations.
2. Interior Floors Troweled Finish
Screed to indicated elevations, remove excess water and foreign
r;aterial , float level . Trowel to hard, dense, uniform surface,
with 1/8" maximum variation in 10' .
Present uniform surface, suitable for indicated finish products.
3. Saw Cutting
Saw cut concrete at locations shown with power cutter machine on
wheels in utraight lines. Mark locations and use laser beam or
chalk line.
4. Undersiab Backfill
Install structural granular backfill under concrete slabs and as
required. Structural granular fill shall be placed and compacted
under controlled conditions in lifts.
Compact fill to 95% of maximum density with ASTM method D-1557.
Fill placed in lifts not exceeding eight (8) inches loose
thickness. Top 6" shall be clean sand or gravel fill . install
vapor barrier over, 6 mil . visqueen.
5. Backfilling, exterior flatwork
Install 3" of 3/4" minus crushed rock under all exterior concrete
walks and siabs. Compact to 95% density requirements. Achieve
final subslab grades.

GLASS BLOCK
General
Interior decorative glass wall insert as shown on interior
elevations between dining and kitchen.
Provide complete installation. Review with owner scope,
size, type of glass block and installation.

Installation
Install all block even, true and square. Use experienced workmen
only with at least 20 project experience. Install with mortar free
PC ' Kwik' N Ez' silicone system using rigid plastic frame channels,
rolls of flexible plastic between block spacers, and gun applied
silicone sealant, suitable for interior and weather protected use.

FINISHES DIVISION 9
Gypsum Wallboard
Install at all remodeled and new locations affected, walls and
ceilings, 1 .2" thick, tapered edge. Use water r-sistant board at
high moisture areas including bathroom remodeling.
Spa/exercise room interior walls and ceiling see under plaster
assembly.
Do not exceed 1/4" variation in 810" from plumb, level and true
Iines.
Glue all board with double sheetrock nail method or 1-1/4" dry wall
screws.
Finish:
All wall surfaces to receive textured finish shall blend to and
match existing. Prime adjacent existing surfaces for proper
adhesion.
NOTE:
Coordinate with owner locations with smooth finish for enamel or
wallpaper cover.
Ceilings :
Existin¢. Existing ceiling texture has been removed. Add new
brocade texture to all ceilings except kitchen and bathrooms.
Provide sample for owner ' s review.
New, Texture all new ceilings to match approved brocade texture
applied to existing ceilings except spa and exercise room which
will have specified smooth plaster assembly finish.
Spa/exercise room Plaster assembly.
Install gypsumboard veneer base v ..th double nail mathod or 1- 1/4"
drywall screws/glued, walls and ceiling. Veneer plaster system
applied over compatible gypsumboard base. Prer2.ro subsurface to
receive veneer plaster. Correct any deficiencies or imperfections
before application. Verify veneer system is compatible with gypsum
wallboard base.
Install a one-coat system 3/32" thick entire wall and ceiling
areas, smooth ready for enamel .
Mixing, proportions , application in strict accordance with
manufacturer ' s directions.
Other finishes
All flooring materials, carpet, sheet vinyl , ceramic tile furnished
and installed by owner on owner installed underlayment surfaces.
Contractor install all subflnor plywood.
All interior painting and wallpapering completed by owner .

Plumbing
All plumbing work to conform to all applicable codes and
regulations .
Route all work concealed below floor or above ceilings in joist
space.
Install all other rough- in or finish plumbing as required for
various fixtures installed in this contract or separately by owner,
entire residence.
Heating/Ventilating/Air Conditioning
All heating revisions to ,-.or"orm to all applicable codes and
regulations.
Provide design calculations for determination that existing furnace
has capacity and volume for duct extensions and heating of
additional space, both on the north and south sides.
Extend crawl space insulation wrapped sheet metal duct or fiberglas
flex duct to relocated or added floor register locations as shown
on Drawings. Insulate ducts to meet energy codes .
Size ducts for proper HVAC transfer .
Avoid sharp bends or kinks in duct runs. Provide 450 angles at all
connections with smooth runs.
Entire system balanced for even, equal air flow at all locations .
Include return air registers and ducting if required for proper air
circulation.
Provide access to crawl space through existing concrete foundaiton
fcr supply ducts.
ELECTRICAL DIVISION 16
Conform to all applicable codes and regulations. Drawings are
diagrammatic. Install all rough wiring, recessed light fixtures,
receptacle and switch boxes with wiring, recessed wall heaters
appliance wiring, etc. required for proper operation of appliances,
receptacle switches etc. with proper ampherage loads.
Surface light fixtures, switches, receptacles furnished and
installed by Owner.
Spa/Exercise Room
Install forced air zonal in-wall heaters @ locations shown on
Drawings.
Heater A Cadet ' The Register ' model Z.A 151 or equal 1500 W.
120V. 12. 5 amp. in-wall unit with remote thermostat.
